Property Manager - 30-40k pa dependant on experience
Contractor position - paid on a daily rate of between 131 - 174.67 dependant on experience. This role is office based.

ARLA qualified preferable.
Mandarin/Cantonese/Malaysian speaking would be advantageous.
The Property Manager will be managing a portfolio of properties across East London, mainly Tower Hamlets, Newham, Redbridge and Barking and Dagenham. You must be organised, responsible and efficient. Whilst this role is office based it will involve a lot of off site visits to properties for property inspections, maintenance etc. The main purpose of the role is to ensure Landlords and Tenants receive an effective, customer focussed property management service during their tenancy;
The ideal candidate we are looking for will have significant experience managing a portfolio of at least 150+ properties and will be able to demonstrate exceptional customer service skills that allow them to build strong rapport quickly with both landlords and tenants. A professional approach, excellent communication, and an ability to work on your own initiative is essential. Must have experience working with local councils and landlord licensing. Confidence and assertiveness is a must.
Please note, due to the seasonal nature of the property market please be advised no leave is granted in August and September. Flexible rest of the year.

Responsible for day to day property maintenance issues
Carrying out periodic property inspections and reporting and dealing with maintenance issues.
Ensuring legal compliance for properties and landlords, ensuring all legal certifications are up to date etc.
Ensuring properties are appropriately licensed and HMO compliant where need be.
Ensuring all maintenance issues are properly recorded and actioned in a timely manner.
Arranging contractors to carry out works, reporting to landlords and line manager.
Facilitating and attending visits with the local authority for licensing purposes.
Obtaining competitive quotations.
Invoice management and processing.
Maintaining a pool of contractors and cleaners.
Advising and guiding landlords regarding property maintenance, management and compliance.
Checking out clients from managed premises.
Liaising with local authority, partner agencies, insurance companies and other officials.
Liaising with tenants and landlords to carry out maintenance work.
Arranging cleaning of properties after check out has been completed.
Organising check out inventories of properties.
Ability to deliver excellent customer service to all service users.
Ability to handle customer complaints in a calm and efficient manner ensuring resolve.
Ability to report detailed monthly reports to management.
Dealing with internet issues and liaising with broadband providers.
Registering of bills on behalf of tenants for managed properties.
Serving notices for possession and managing legal paperworks up until eviction.
Instructing, erecting and removal of sales boards (where necessary).
Any other tasks as per business needs.
Maintaining sales and lettings files from post move in up to renewal/vacation.
Person Specification:
To be considered for the Property Manager role you must have a minimum one years experience in a similar role. In addition, you must possess the following key skills and experience:
Minimum one years experience in UK residential property management
Must understand maintenance matters/issues.
Understanding of property compliance matters including landlord licensing.
Ability to organise yourself and work without supervision.
Ability to work effectively under pressure in a busy environment and deliver results.
Ability to juggle different tasks and prioritise urgent matters.
Confident, assertive and charismatic personality.
Excellent communication skills, both written and verbal as you will be required to liaise with a large and diverse group of people.
Strong interpersonal skills.
Meticulous attention to detail.
Strong IT skills and ability to use database systems and keep efficient and accurate records.
Must have experience working with local councils and landlord licensing.
Ability to negotiate best prices for landlords from contractors.
Dedication and reliability during our peak season which is August and September.
Willingness to 'muck in'.
Ability to travel around East London to conduct site visits - a car is preferred but not essential as often it is easier to get around East London with public transport and you must be able and willing to do this.
