As the on-site Property Supervisor for a purpose-built student accommodation scheme, you will be responsible for the day-to-day management and operations of Cassaton House. Your core responsibilities will include managing annual lettings, collecting rents, and ensuring the building is safe, well-maintained, and welcoming for students.
This is a hands-on role requiring a proactive individual capable of balancing operational responsibilities with creating a friendly, community-focused atmosphere that encourages student engagement and satisfaction. You will maintain high standards in cleanliness, safety, and service delivery while building strong relationships with residents, staff, and local stakeholders.
Core Responsibilities
Marketing & Lettings
- Manage sales enquiries and conduct property viewings.
- Monitor market trends and update competitor analysis regularly.
- Maintain and develop strong relationships with universities and institutions.
- Represent Redwood at housing fairs, open days, and other relevant events.
- Ensure administrative systems are maintained to meet KPI and SLA targets.
- Proactively seek summer bookings to reduce void periods.
Health & Safety
- Oversee all statutory testing, ensuring full compliance with regulations.
- Investigate and respond to any health & safety concerns promptly.
- Review and update risk assessments regularly.
- Participate in the out-of-hours disaster management rota.
Cleaning & Presentation
- Ensure all communal areas meet cleanliness standards at all times.
- Conduct or oversee cleaning of rooms after lettings, as needed.
- Manage ordering and stock of cleaning supplies.
- Maintain the overall visual presentation of the property.
Maintenance
- Manage basic maintenance tasks and respond to resident requests.
- Coordinate external contractors for specialist or complex repairs.
- Oversee redecoration and upkeep of worn or damaged areas.
- Manage maintenance SLA compliance.
Budget Management
- Maintain expenditure in line with the approved site budget.
- Conduct monthly budget reviews and provide commentary on variances.
Rent Collection
- Ensure timely collection of rents via approved systems.
- Liaise with third-party collection agencies to manage arrears.
Building Management
- Ensure compliance with the ANUK Code of Standards.
- Identify and implement opportunities to improve site services.
- Conduct and complete regular property inspections.
Customer Service
- Provide prompt, courteous responses to resident and client enquiries.
- Review annual satisfaction survey results and implement improvements.
- Plan and deliver a calendar of social events using appropriate platforms.
- Build and maintain partnerships with local businesses and stakeholders.

- Communicate effectively with students, colleagues, and external partners.
- Remain calm, approachable, and solution-focused in high-pressure situations.
- Demonstrate excellent written and verbal communication skills.
Support
- Direct support from the CEO and larger team
- Access to central administrative, marketing, and maintenance resources as needed
