We are a Property Management Company specializing in block and estate management in Hampshire and the surrounding areas.
Due to continued growth, we are looking for a Property Manager to join our expanding company. As one of our Property Managers, your role will be to provide a fully efficient and professional management service to a portfolio of residential developments.
Responsibilities/Accountabilities:
Under the direction of the heads of department, you will be responsible for carrying out an efficient service for all clients, meeting service requirements and TPI standards in block and estate management.
Confidently liaise with clients and contractors to maintain smooth running of communal areas of blocks and estates
To successfully manage a portfolio of properties to an agreed standard for all clients, in line with the requirements set out in the Lease/TP1
Obtain up to date knowledge of legislation and any other relevant guidance in order to provide a high standard of compliance
Organising routine maintenance and liaising with contractors to ensure their work is carried out to the agreed specification
Undertaking regular site visits and property inspections, including travel to London
Co-ordinating, attending and chairing client meetings, including AGMs and EGMs (Lieu time will be rewarded for meetings held outside of normal business hours)
Covering an emergency out of hours telephone line on a frequent basis and dealing with any urgent enquiries outside of normal business hours
STATUTORY REQUIREMENTS:
To be responsible for ensuring that all statutory requirements that the individual portfolio of clients require us to undertake on their behalf are completed.
To ensure that all required Risk Assessments are carried out under statutory guidelines for the individual portfolio, and to liaise with the appropriate staff members and clients to ensure that all recommendations and requirements are carried out to ensure the client is compliant with legislation.
To ensure that an annual service charge budget is prepared and to liaise with the appropriate staff members and clients to negotiate and approve in a timely fashion.
BUDGET AND FINANCIAL:
To manage all services with due regard to costs and to provide services efficiently and economically.
Ensure expenditure is kept within the agreed annual budget allocation.
To have an understanding of monitoring and operating a financial software package.
PERSON SPECIFICATION:
Required:
The successful candidate will be IT literate, including experience of Microsoft office software.
Ability to work independently as well as successfully as part of a team.
Excellent attention to detail, strong customer service skills (written & verbal), the ability to organise time effectively and prioritise workloads.
Confident in handling complaints and enquiries.
Clean driving license and access to use of a car.
Desirable:
Experience within a similar role in Leasehold Block Management
Industry related qualifications such as IRPM/TPI
Customer service: 3 years
