We are currently recruiting an experienced Sales Advisor to focus on the sale of our shared ownership properties.

Duties include:



Take responsibility for individual developments working to achieve the Sales targets, and progression of plot sales, in line with required targets. Conduct monthly competitor and market research to support pricing strategies in preparation for sales launch in addition to identifying any changes to market conditions on live schemes. Liaise with the Development team on sales matters including programme handover information and provision of legal documents for plot sales. Providing a professional, friendly and efficient service to all clients to ensure a smooth sales process and high levels of customer satisfaction. Respond in promptly to all enquiries and sales leads, recording and following up until they proceed or the lead is 'dead' and can be progressed no further. Minimise cancellation rates by qualifying leads and adhering to current qualification requirements. Ensure the Sales enquiry pack aligns with business instruction and update price lists for accuracy. Assess buyer eligibility and affordability, maintaining all necessary documentation on sales files for audits. Effectively manage pent up demand for new developments to maximise off plan sales. Conduct viewing appointments, highlight benefits, explain schemes and purchase options and closing the sale. Conduct option appointments with buyers where they have a choice of specification and paid for upgrades on market sale homes. Report choices to partners accurately.

Requirements



At least 2 years working in new home sales with a proven track record of achievements and targets met. Commercial acumen and experience of working within either the private or 'affordable' housing sectors. Experience in dealing with customers, solicitors, IFA's and contractors. Proven experience in a new homes sales role. Experience and knowledge of the conveyancing process from reservation through to completion. Knowledge of Shared Ownership as a product, and Homes England procedures & audit requirements. A Full driving license with a car for business use (including business-use insurance) - Essential
