This is an
"own desk" role
, suited to someone who can work independently, manage priorities, and take initiative to ensure properties are well presented, fully occupied, and managed to a high standard.
The successful candidate will have
hands-on experience with Airbnb / short-let management
Manage the end-to-end lettings process, including enquiries, viewings, applications, and move-ins
Handle tenant, guest, and landlord communications professionally
Coordinate and conduct property viewings
Ensure properties are prepared, presented, and occupied efficiently
Airbnb & Short-Let Management (Essential)
Manage Airbnb and short-let listings end-to-end
Optimise pricing, availability, calendars, and minimum stays
Monitor and improve occupancy and performance
Coordinate cleaners, contractors, and check-ins
Respond promptly to guest enquiries and resolve issues
CRM, Systems & Organisation
Maintain accurate and up-to-date records using CRM / property management software such as:
Zoho
Coho
Arthur
Yardi or similar systems
Track enquiries, viewings, bookings, and outcomes
Ensure all activity is logged correctly and nothing is missed
Performance, KPIs & Accountability
Work to
daily, weekly, and monthly KPIs set by management
, including:
Enquiry response times
Occupancy levels
Void reduction
Airbnb / short-let performance
CRM accuracy
Participate in daily check-ins, weekly reviews, and monthly performance meetings
Take ownership of results, not just tasks
Maintenance & Coordination
Liaise with landlords, maintenance teams, and contractors
Proactively identify and resolve issues
Ensure tenant and guest needs are met efficiently
Essential Requirements (Non-Negotiable)
Proven experience managing Airbnb and short-let properties
Experience with residential lettings (ASTs)
Competent using CRM / property management software
(Zoho, Coho, Arthur, Yardi, or similar)
Must be a driver
with a valid UK driving licence
Able to attend properties and viewings as required
Based at or able to commute to our
Croydon office
Highly organised, proactive, and able to work independently
Desirable (Not Essential)
Exposure to HMO properties
Experience managing multiple properties simultaneously
Background in property management or short-let operations
HMO training will be provided.
This Role Is Not Suitable If
You require constant supervision
You have no Airbnb or short-let experience
You struggle with organisation, follow-through, or accountability
