Our Global Support Office (GSO) is based in Zaandam in the Netherlands, but GSO associates also work in all the countries we serve. This team supports all our great local brands in finance, HR, IT, legal, communications, sustainable retailing, and other key functions. .

Property Tax Analyst

The Tax Analyst works with the Property Tax Director and Tax Specialists to manage Ahold Delhaize USA property tax activities for real estate and tangible personal property in 21 states, primarily the Mid-Atlantic and East Coast.

This involves:

Proactively conduct Personal Property Tax related planning and annual filing responsibilities to minimize tax expense that includes research, interpretation of laws, asset cost and value determination. Proactively conduct Personal Property Tax related incentive, abatements, and exemption planning activities to minimize tax expenses: research, interpretation of laws and filing of annual forms and documentation as required. Ensure assigned portions of the Personal Property Tax cycle are completed timely and accurately using compliance software. Individually and in coordination with other Property Tax Associates to conduct data collection, data preparation, tax return processing and review, assist the Managers and Director in audits and appeals, tax bill review, and property tax expense forecasting, as assigned.

Key responsibilities of your role

Your role is highly diverse and encompasses various responsibilities. Here are the key ones:

Maintain/update the Real Property Tax database daily and save a daily back-up of the property tax database. Provide a current copy of the real property tax database monthly to ADUSA for their reference in paying property tax bills. Do Accounting system retrieves for our department and legal counsel for real property operating expense reports for compliance requests, appeals, audits, and completing personal property compliance filings. Research and save new assessor property records cards for all locations on an ongoing basis and as needed by the Managers and Director. Research property assessed values when there is a change to ensure that the value is correct. Read leases and amendments for properties to determine appeal rights for each location and place the determination in the property tax database. Provide and organize Leasing reports, rent rolls, real property operating expense reports for Property Tax and other departments as needed. Supports the Director and Managers with data needs for the compliance, appeals and audit processes. Monitor, maintain and improve Tax Department systems and processes to ensure compliance with established internal control requirements. Pursue innovation and best practices by establishing a professional and personal development program that includes membership and participation in professional ad valorem tax organizations.

Requirements

We think you'll be best geared for success if you meet the following requirements:

Bachelor's degree in Accounting, Finance, Business, or equivalent work experience in a tax or accounting related function. Strong technical, organizational, analytical, communication and learning skills. Proficiency with MS Office products

Preferred Requirements:

Successful completion of IPT Personal Property and Real Property schools/ CPE. Other property tax or real and personal property valuation professional designation, Direct experience with property tax compliance responsibilities. Controversy resolution including negotiating experience. Experience with OneSource-Property Tax software (Personal Property tax compliance software) Experience/ Familiarity, with supermarket, retail stores, warehouse, distribution, and office facility property types. Tax or Accounting experience with former Ahold, Delhaize or present Ahold Delhaize Corp information systems and familiarity with Corp structure and internal operations personnel.
