Job Description

The objective of this role is for the role holder to visit properties within the company's portfolio to report on property condition and carry out basic checks, whilst adhering to correct processes and procedures. The role will also involve showing prospective tenants properties for letting purposes - some appointments may be out with usual office hours. The requirement is for full-time 37.5 hours per week and we will also consider a part-time role for the right candidate.

Role responsibilities:



Carrying out routine property visits to report on the condition of the property and reporting and issues, to ensure our tenants and properties are safe.

Pre-tenancy checks, as required, prior to new tenants moving in.

Representing the company in a friendly and positive manner and smart appearance, often being the first point of contact for prospective tenants.

Conducting physical viewings by showing properties to prospective tenants. The viewings would be carried out for shortlisted applications, selected by the landlord after all applications have been submitted. Due to demand, some viewings may be required in the evening, out with normal office hours.

Answering questions relating to the property and letting process (some questions may need to be redirected to the office-based lettings team).

Monitoring viewers whilst in tenanted properties to ensure existing tenants' property is undisturbed and protected.

Using initiative when showing applicants around, (e.g. with regards to health and safety).

Key management. Ensuring property is secured upon departure (locks must be left exactly as found - and reported to SPM Property Manager if unsecured whilst tenant is out).

Distribution of SPM marketing material in common stair and adjacent properties.

Liaising with Head of Property Visits and Property Managers with regards to issues, condition of property, as and when required.

Liaising with viewers if running late or contacting them if they do not turn up to a viewing. If time does not allow for this, then contacting the office to advise and request the calls be made by another team member.

Submitting relevant forms after each visit.

Responsibility for ensuring that you have all relevant paperwork and keys needed for that day.

Other ad-hoc property visits as required.

Attendance at scheduled Team Meetings.

Person specification:



Speak and write fluent English with evidenced Right to Work in the UK. A command of other languages is of benefit, but not essential.

A full, clean driving licence is required with no more than 3 penalty points. Minimum of 2 years of driving experience is required. We have a fleet of company cars which our team members drive during office hours when visiting properties.

Good navigational / geographic knowledge of the Edinburgh and Lothians area.

Creative thinker who can demonstrate innovation to our SPM working environment.

Experience in property lettings/estate agency is ideal but not necessary. Training will be provided by an experienced SPM Viewer.

Able to innovate and identify improvements to the service offered.

Knowledge of GDPR and Office 365 and TEAMS is also desirable.

Working Hours & Environment



Full-time 37.5 hours including 1 hour's unpaid breaks. Some flexibility can be offered in terms of hours. Part-time hours (2-3 days per week) will also be considered for the right candidate.

This position will be based at our Edinburgh central office however the role will require travel to other locations.

Flexibility will be expected with regards to hours of work to suit the needs of the business and colleagues.

The role also requires 1 Saturday a month, on a rota basis - generally from 8.30am to 12.30pm pay for these days are included in annual salary and Saturdays can be swapped to suit.

Benefits:



Salary 25,500 - 26,000 (based on 37.5 hours per week, pro-rata for part time). depending on experience and aptitude. Salary is paid in arrears on the 2nd last working day of the month and would look to review, subject to performance, after 12-24 months. Reviews are conducted annually thereafter with any changes to take effect from 1st January.

1,000 pay increase upon achieving all 4 ARLA exams (pro-rata for part-time).

Pension Scheme after 3 months (contributions matched by the company up to 5%).

Company Health Insurance after 6 months (choice of 2 options WPA) up to 5% of salary.

Opportunity to participate in Profit Share Scheme after 12 months.

28 days paid holiday including all bank holidays plus 3 additional personal wellbeing/sick days per year. Holidays can be difficult to accommodate during the busiest periods.

Company Continued Professional Personal Development Days (CPD)



The company will take the opportunity to bring in speakers for continued professional and personal development 3-4 times a year. The cost of any external training will be covered by the company. The sessions are typically for 2-hours at the end of the day from 4.30pm - 6.30pm inclusive of salary.

ARLA level training will be provided with the opportunity to obtain the ARLA Level 6 Qualification funded by the company.

Additional company sponsored training courses are also available and team members are encouraged to take ownership of their personal and professional development by seeking opportunities to learn.
