About the role:



Reporting ultimately to the Commercial Director for Capital Projects, the Quantity Surveyor will work with the Senior Quantity Surveyor who leads the BIP workstream commercially. This role will contribute to the delivery of projects within the BIP (Building Improvement Programme), Refurbishment and Development workstreams.

The role holder will provide a quantity surveying service across a range of projects & workstreams to ensure they are delivered on time and within budget, and that accurate and timely reports are produced for senior management.

The role involves broad internal stakeholder management to ensure we deliver the best product for our Clients - the students - and deliver their Best Year Yet.

There will be a mixture of delivery models. Some may be managed by external Consultants and others may be self delivered, in which case payments and cost reporting will be managed by the candidate directly.

Key Responsibilities:


Monitor cost plans (both internally produced and externally produced), highlighting potential risk and value add opportunities Management of commercial and contractual aspects of relationships with consultants and contractors Challenge appropriately and seek to add value along the whole journey ensuring our student experience is at the heart of every decision Compile and issue invitations to tender, analyse contractor quotations and make recommendations for placement of orders Procurement of robust, clear and considered Contracts or Appointments for Contractors and Consultants for the delivery of pre and post contract services Attend pre-contract meetings, liaise with a wide range of construction professionals, and ensure timely completion of agreed actions Visit site to measure and value works completed Assess contractor payment entitlement and process payments Work closely with contractor and site management staff Ensure contract variations are identified, valued and agreed with the contractors in a timely manner and in line with the specific construction contract(s) Preparing the final account and settlement where no external consultants engaged Liaise with Investment & Asset Management team to provide cost input into new development and refurbishment appraisals. Review and support management of consultants who are leading delivery on our behalf, ensuring they are upholding our values and delivering on the service expected Review, analyse, and support drafting amendments to core documentation such as Employers Requirements, preliminaries and other key contract documentation Utilise existing frameworks, in line with benchmarked costings and programme information, to procure and deliver refurbishment works Update internal cost database for use in current and future project forecasting Produce monthly forecast final cost reports, taking into account variations under consideration or instructed to ensure financial modelling and cashflows are accurate and maintained Review existing agreements with a view to simplification of engagement & reduction in volume to ensure closer relationships producing better value for money and delivery Work within the constraints and vision set out in iQ Sustainability Plan; make recommendations for improvements Liaise with Commercial & Legal teams to ensure Contract Documentation is recorded and administered correctly Liaise with Finance team to sure payments can be made to all suppliers promptly and in line with the agreed terms Creation of a knowledge bank and library for key standard information Provide advice on procurement routes and apply innovative negotiation throughout the tendering cycle from consultant appointment to contractors. Provide advice and oversight of risk management and transfer through the procurement and execution cycle Work with the Commercial Director & Senior team to complete the standardization of iQ Commercial documentation for implementation across the business Encourage continuous communication with other team members and promote company values Work collaboratively with iQ's internal project management, procurement, and operational teams, as well as our external delivery partners to deliver on time, safely and to budget

About you:



Knowledge & Qualifications:


University degree or equivalent qualification/experience in quantity surveying or construction management Consultant (PQS) background preferred but will also consider Main contractor background with refurbishment & new build expertise Working towards membership of RICS

Experience & Skills:


A team player - someone who will support other colleagues within the Capital Projects team and get it done. Prior experience of the Student Accommodation sector is preferable A demonstrable experience of cost management on a variety of projects Effective negotiation skills with both internal and external parties Be self-motivated Detail orientated and very organized Aptitude for working with numbers and absorbing and analysing technical information Have good IT skills (including proficiency in using Microsoft Excel and Word) Location -London based preferred
