Reports to: Group Property Manager


Job Purpose




To lead and oversee all maintenance operations across a region of care homes, ensuring that facilities are safe, compliant, well-maintained, and conducive to high-quality resident care. This role supports the wellbeing of residents and staff by creating safe, functional, and pleasant environments.


Key Responsibilities




Leadership & Supervision

+ Manage and support site-based maintenance teams across all regional locations.
+ Conduct regular site visits to assess condition and ensure maintenance standards are upheld.
+ Train and mentor maintenance staff, encouraging continual development.

Operational Management

+ Plan, schedule, and oversee preventative and reactive maintenance programs.
+ Coordinate with external contractors for specialized repairs or larger projects.
+ Maintain compliance with health, safety, and fire regulations across all sites.

Budget & Procurement

+ Manage regional maintenance budgets and ensure cost-effective procurement of supplies and services.
+ Monitor spending and ensure timely reporting and reconciliation.

Asset & Risk Management

+ Maintain accurate records of building assets and service histories.
+ Ensure timely completion of risk assessments and implement corrective actions.

Compliance & Reporting

+ Liaise with regulatory bodies regarding property inspections and compliance.
+ Produce reports on maintenance performance and improvements for senior management.

Essential Skills & Experience




Proven experience in building or facilities maintenance management, ideally across multiple sites. In-depth knowledge of building systems (electrical, plumbing, HVAC) and health/safety legislation. Strong leadership, planning, and organizational skills. Excellent problem-solving ability and attention to detail. Experience within the care sector (desirable but not essential).

Qualifications




NVQ Level 3 or equivalent in Building Maintenance, Engineering, or related field. Health & Safety certification (e.g., IOSH or NEBOSH). Full UK driving licence and willingness to travel regionally.
