While you will be the dedicated Lettings professional based in our Kettering office, you will be an integral part of our wider, highly successful Lettings Division across the group, with full operational support from our central team.

The Opportunity: Your New Role

We are seeking an experienced individual, or someone looking to re-enter the property industry, to independently manage the

business generation

and

negotiation

elements of our established lettings portfolio within the Kettering area. This is a pivotal, hands-on role where you will be responsible for:

Sustaining & Enhancing Success:

Taking full responsibility for the Kettering client base, respectfully managing existing landlord relationships and identifying opportunities for portfolio growth.

Business Acquisition & Growth:

Proactively driving new business and significantly increasing the Kettering portfolio through conducting accurate valuations, marketing strategies, and winning new landlord instructions.

Compliance & Legislation:

Ensuring all pre-tenancy activities strictly adhere to ever-changing legislation, including safety regulations, right-to-rent checks, and contract compliance.

Operational Excellence (Acquisition Focus):

Managing the entire process from initial appraisal, marketing, and accompanied viewings through to tenant referencing, negotiation, and securing the tenancy agreement up to the point of move-in.

(Ongoing property management, maintenance, rent collection, and routine inspections are handled by our central Property Management team.)

Re-Letting Strategy:

Being the primary point of contact for the landlord when a tenancy ends, managing the re-marketing process and securing a new tenant promptly.

Customer Relations:

Building and maintaining strong, long-term relationships with landlords and tenants, upholding our reputation for award-winning service.

What We're Looking For

The ideal candidate will be:

Proven Experience:

Currently or previously working in a Senior Lettings Negotiator or Lettings Acquisition role with a demonstrable track record of successfully winning new instructions.

Expert Knowledge:

A comprehensive understanding of the Lettings acquisition and negotiation process and relevant UK pre-tenancy legislation (e.g., Tenant Fees Act, deposit regulations).

An Independent Performer:

Highly self-motivated, disciplined, and capable of working autonomously as the Lettings representative in the Kettering office.

Target Driven:

Ambitious, commercially astute, and motivated to win new business for the branch.

Exceptional Communicator:

Possessing outstanding written and verbal communication skills with a professional and friendly approach.

Local Knowledge:

Familiarity with the Kettering and surrounding area property market is a distinct advantage.

Essential:

Full UK driving licence.
