Residential Lettings Property Consultant



Location:

Based across Cirencester and Lechlade offices as required.

Hours:

Full time 37.5 hours per week and one Saturday in four to an agreed rota.

Purpose of Role



The Property Consultant will support all aspects of residential lettings, combining both negotiation and property management responsibilities. The role involves delivering a high level of customer service, driving business growth through proactive marketing and cross-selling, and ensuring compliance with all legal and regulatory requirements.

In-house, bespoke and other relevant training courses are available for all employees.

Smart personal presentation and enthusiasm are essential as are the abilities to communicate effectively both orally and in writing. You should have good attention to detail and be IT literate with a sound knowledge of Microsoft Office applications including Outlook & Excel.

Key objectives include:



Delivering a professional, responsive and efficient lettings service to landlords and tenants. Managing a portfolio of residential properties from valuation through to tenancy and ongoing property management. Promoting and enhancing the reputation of Moore Allen & Innocent in line with our SMILE objectives. Supporting a cohesive team environment and the continued development of the lettings business. Maintaining up-to-date knowledge of industry regulations and company policies. Carry out any other duties required by the Head of Department and firm to support business growth. Social Media

Key Responsibilities:



Lettings & Negotiation:

Conduct property valuations and take-on appointments, including photography, property descriptions, and marketing as required. Organise and conduct property viewings. Register and liaise with applicants. Coordinate referencing and prepare tenancy agreements and associated documents as required. Ensure full AML processes are completed to meet regulatory requirements and sanctioned by Nominated Officer. Liaise between landlords and tenants throughout the tenancy process. Assist with cross-departmental services and sales where appropriate.
Property Management:

Manage day-to-day maintenance and repair issues for rental properties. Conduct regular property inspections and oversee remedial works as required. Ensure compliance with safety regulations (Gas Safety, smoke and carbon monoxide alarms). Administer tenancy check-outs and manage deposit disputes. Process rent payments, chase arrears, and liaise with contractors for invoices and works. Maintain accurate property records and conduct key audits. Act as the main point of contact for landlords and tenants during tenancy. Support conflict resolution between landlords and tenants.

General Duties:



Ensure consistent communication and information-sharing within the lettings team. Be familiar with and adhere to the company's complaints handling procedure. Attend mandatory training and pursue ongoing professional development. Follow partnership and departmental policies and procedures at all times. Support a Saturday working rota as required. Support an on call rota as required Hold a full, clean UK driving licence. Carry out any other reasonable duties requested by the partnership.

Experience & Skills



Minimum of one years' experience in residential lettings preferred. Excellent communication, organisation, and problem-solving skills. Organised and ability to work well under pressure. ARLA / Propertymark Level 3 qualification preferred or commitment to undertake immediately. Full, clean UK driving licence.
