The Role
As a
Residential Portfolio Manager
, you'll take full ownership of your portfolio, ensuring properties are
fully occupied
, rents are
paid on time and in full
, and compliance is never compromised. You'll be the go-to person for landlords and tenants, delivering a seamless experience from start to finish.
This is a hands-on role that blends
operational management
,
customer service
, and
lettings activity
. You'll conduct inventories, check-ins, and check-outs, manage tenancy processing, and carry out viewings, all while keeping your portfolio running like clockwork.
Key Responsibilities
Portfolio Management:
Ensure all properties are fully let, rent is collected on time, and landlords receive regular updates.
Lettings Activity:
Handle enquiries, conduct viewings, process applications, and prepare tenancy agreements.
Inventories & Inspections:
Complete detailed inventories, check-ins, and check-outs; carry out mid-term inspections and report on property condition.
Tenant & Landlord Liaison:
Act as the first point of contact, resolving queries quickly and professionally.
Maintenance Coordination:
Arrange repairs, liaise with contractors, and ensure works are completed promptly.
Compliance:
Keep properties up to date with safety checks and legal requirements.
Financial Oversight:
Monitor income and expenses, authorise works, and manage deposit returns.
Customer Experience:
Deliver exceptional service at every touchpoint, building trust and long-term relationships.
What We're Looking For
Previous experience in
property management and lettings
.
Proficiency in
Alto
or
Street
property management software (highly desirable).
Strong organisational skills and attention to detail.
Excellent communication and customer service skills.
Ability to prioritise tasks and work under pressure.
Proactive, solutions-focused mindset with a "can-do" attitude.
Driving licence and access to a vehicle (essential).
