We are seeking an experienced and highly organized
Property Manager
to oversee the day-to-day operations of residential and/or commercial properties. The ideal candidate will be responsible for ensuring the smooth functioning, maintenance, tenant satisfaction, financial performance, and regulatory compliance of the property.
Key Responsibilities:
Tenant Relations:
Handle tenant inquiries, concerns, and complaints promptly and professionally.
Manage lettings processes, including tenant screening, tenancy negotiation, move-ins, and move-outs.
Ensure timely rent collection and manage delinquencies.
Property Maintenance:
Coordinate routine maintenance and emergency repairs.
Conduct regular property inspections to ensure safety and upkeep.
Oversee service contracts and vendor performance.
Financial Management:
Prepare and manage property budgets and financial reports.
Track expenses and ensure adherence to client's budget.
Approve invoices and ensure accurate recordkeeping.
Compliance & Legal:
Ensure compliance with local, state, and federal regulations.
Maintain accurate documentation and lease agreements.
Coordinate eviction processes when necessary.
Marketing & Occupancy:
Market vacancies through appropriate channels.
Work to maximize occupancy rates and minimize vacancies.
Coordinate property showings and tours.
Qualifications:
Proven experience as a Property Manager or similar role.
Strong knowledge of property management principles, renewals and maintenance.
Familiarity with relevant property regulations.
Proficiency with property management software.
Excellent communication, organizational, and problem-solving skills.
Ability to handle multiple tasks and meet deadlines.
Preferred Requirements:
Experience witin Real Estate/ Lettings or related field.
Certified Property Manager (CPM), Real Property Administrator (RPA), or equivalent certification.
Experience managing a portfolio of properties.
Work Environment:
Typically office-based with regular on-site property visits.
May require occasional weekend work.
