Residential Property Manager fixed term contract role.
Purpose of Role
The Crown Estate is seeking a skilled and customer-focused Residential Property Manager to oversee a portfolio of high-end residential properties in Central London. This role is central to delivering exceptional living experiences for residents while ensuring operational efficiency and compliance. You will manage tenancy lifecycles, coordinate maintenance, and contribute to strategic property enhancements.
Context of Opportunity / Main Accountabilities
Tenancy Management
:
Manage a variety of tenancy types including ASTs, contractual, and regulated tenancies. Welcome tenants in person at move-in, fostering strong relationships from the outset. Oversee both reactive and proactive maintenance to ensure timely and cost-effective resolution.
Financial Oversight
:
Collaborate with credit control to ensure timely rent collection and manage arrears in line with internal processes. Handle end-of-tenancy procedures including eviction notices and deposit negotiations.
Property Inspections
:
Conduct weekly inspections during void periods and regular tenancy checks to maintain property standards and identify maintenance needs.
Project Leadership
:
Lead small-scale improvement projects to enhance property yield and support clients on larger initiatives.
Stakeholder Collaboration
:
Work closely with block management and facilities teams to keep tenants informed about communal works and ensure compliance across shared amenities.
Most Important Skills-Based Requirements
Proven experience in residential property management, ideally within a high-value portfolio.
Strong understanding of tenancy agreements, maintenance coordination, and tenant relations.
Excellent communication and relationship-building skills with tenants and stakeholders.
Commercial awareness and ability to balance operational costs with service quality.
ARLA qualification is advantageous but not essential.
Familiarity with property management software and digital tools.
Ability to lead projects, manage inspections, and handle financial processes with accuracy.
Commitment to delivering high standards of customer service and operational excellence.
This is a fixed term contract role ending in November 2026
