Job Description



1. To support the management team in the cost-efficient delivery, management and control of an effective maintenance repairs operation.

2. To manage the timely attendance and actions of all sub-contractors and especially the specialist contractors for NRC Stanford Hall

Key Tasks



Contract Delivery



1. To oversee Compass/ESS 'Synbiotix' CAFM System ensuring all job packs issued are scheduled and actioned in a timely manner and within contract requirements.

2. To check data / information that is being passed back from the on-site engineers on the Compass/ESS 'Synbiotix' system is correct and to make the necessary alterations where required.

3. To be commercially aware of any job packs which require cost input onto the Compass/ESS 'Synbiotix' system, and to liaise with the commercial team to achieve the correct cost on these job packs.

4. To support the pricing of additional works and projects and support with the management of those tasks once funding has been approved.

5. To ensure job packs are closed and sent back to the Compass/ESS 'Synbiotix' in a timely manner.

6. To request 'Early Warning' or similar notices as soon as it becomes evident, they may be required.

7. To liaise directly with Compass/ESS/NUH to advance plan, planned maintenance activities or reactive call out works.

8. To facilitate weekly meetings with on-site engineers in a pro-active and approachable manner to ensure that key information is captured regarding new, in progress and any outstanding job packs.

9. To carry out the necessary filing and provision of certification to certain job packs that require this, for example, gas safe certification, electrical certification and Fire suppression certificates etc

10. To request quotations/order parts as required.

11. To answer all incoming telephone calls promptly and politely acting as POC for all MMS/NRC jobs.

12. To understand the function of the Compass/ESS 'Synbiotix' handheld device which the on-site engineers are using, and where possible provide advice on how to use these devices.

13. To always work in a safe manner at all times.

Sub-Contractor Management



14. To liaise with Specialist Contractors and negotiate contract prices for cost effective delivery of specialised tasks.

15. To liaise with contractors to organise upcoming works ensuring that tasks are carried out on time and as required.

16. To liaise with contractors and ensure they current DBS clearance and in date competent persons appointments.

17. To ensure all contractors are inducted on arrival at site and have with them the relevant Risk and Method Statements for the tasks to be undertaken.

18. To escort contractors on site as required.

Compass/ESS Liaison



19. To work in conjunction with the Compass/ESS Facility Managers to ensure Contract KPI's are being met.

20. To request AP's as and when required in line HTM standards.

21. To be self-sufficient and pro-active in checking the data that is being entered into Compass/ESS 'Synbiotix' system by yourself, is correct and accurate.

22. To aid the Site Manager to produce weekly operations reports, providing information on job-packs when required.

23. To obtain DBS clearance.

24. Ensure Compass/ESS security and fraud prevention systems and processes are adhered to at all times.

25 days Holiday plus 8 Statutory Bank Holidays

Hours of work are 8am to 5pm - Monday to Friday

Job Types: Full-time, Permanent

Pay: 32,929.00 per year
