About the Role


You will be directly responsible for leading the rental conversion and occupancy performance of our Oxford & Coventry based HMO property portfolio, which we operate under a structured property management model. These houses are marketed to students and professionals across the UK and abroad, and your role is to drive bookings through emotionally intelligent selling.

This is not an entry-level position. You will act as the company's primary point of sales leadership managing your own pipeline and results, while also mentoring our offshore sales agents (less than 5) and supervising their work. You'll work directly with the founder to improve team performance and bring the sales function to full capacity across the portfolio, not to mentioned you'll be involved in future sales planning also.

YOUR CORE RESPONSIBILITIES



Develop and own the full sales strategy to reach 100 percent occupancy across our Oxford and Coventry HMO properties. This includes designing booking timelines, aligning with seasonal demand, and ensuring each room is let on time, with the right tenant. Build trust with UK-based students, professionals, and families understanding what makes them decide, hesitate, or recommend. You'll be the one guiding them confidently through the process. Manage all inbound rental leads, from enquiry to closed booking. No leads should be lost. You'll bring structure to this flow, and refine how we handle first contact, follow-ups, and conversion. Lead and mentor a small team of offshore sales assistants (under 5 people), helping them improve viewing handling, communication style, and booking results. You'll set clear targets and raise the bar. Coordinate with the founder and property operations team to align weekly supply, pricing, and marketing focus ensuring your pipeline always matches business priorities. Create phased weekly and monthly sales goals based on booking patterns, previous years' performance, and live lead quality. You'll set the pace, track progress, and push through slow weeks. Continuously refine our messaging across WhatsApp, email, calls to make sure every customer interaction reflects speed, clarity, and warmth. You'll bring the best mix of tone and conversion thinking. Be the local face when needed - attending occasional viewings, property checks, or landlord meetings to ensure the experience on-ground reflects our brand and commitment. Help shape and lead rebooking efforts with existing tenants, tracking conversions, reasons for drop-off, and actions needed to increase repeat occupancy. Monitor the full lead pipeline and report directly to the founder each week with key metrics: what's working, what's not, where help is needed, and where you're winning.

What You Need to Already Be Good At



You've been closing high-trust B2C deals for at least 3 years Ideally in housing, education, or relocation. You don't need scripts to sell, and you've held your own in tough conversations. You know how to lead, not just perform. You've managed or mentored people before even if informally and you've held others to a standard without hiding behind a title. You speak the language of UK renters and parents. You know how to navigate hesitation, comparison, and urgency without sounding pushy or cold. You think commercially. You make decisions based on outcomes, not activity. You know how to simplify, fix, and report clearly. You live in or near Oxford and are comfortable being present in the area when required.
What You'll Be Judged On

Booking conversion rate increases by 25 percent within your first 6 weeks 10 confirmed bookings per month (minimum baseline) for first month. Your offshore team performs better - faster follow-ups, clearer messaging, more conversions You maintain 95-100% occupancy across the Oxford & Coventry portfolio during peak letting season Weekly reporting is outcome-focused, not reactive
