The Sales & Lettings Lister is responsible for generating and winning new sales and lettings business, including re-lets, through conducting professional market appraisals and delivering an exceptional client experience. The role is highly focused on new business generation, lead conversion, and securing instructions for the branch, ensuring Boydens remains the agent of choice in the local market.
Key Responsibilities:
Market Appraisals and Winning Instructions:
Conduct accurate and engaging market appraisals for both sales and lettings properties, including re-lets.
Confidently present Boydens' services, demonstrating clear value to sellers and landlords.
Advise on competitive pricing and marketing strategies based on market conditions.
Showcase property marketing options to secure the instruction.
Ensure re-let opportunities are acted on promptly to minimise void periods.
Proactive Business Generation:
Carry out regular call-outs to current and prospective clients to create appraisal opportunities.
Canvass targeted areas to identify potential sales and lettings opportunities, including door knocking and leaflet drops.
Identify properties currently on the market with competitors and approach owners/landlords to offer Boydens' services for takeovers.
Develop and maintain a strong pipeline of leads through networking, local events, social media, and referrals.
Client Relationship Management (Pre-Instruction):
Build rapport quickly with sellers and landlords to establish trust and credibility.
Provide tailored advice on how to prepare properties for marketing, including presentation, staging, and legal compliance for lettings.
Maintain consistent contact with potential clients to maximise conversion from appraisal to instruction.
Market Knowledge and Reporting:
Stay fully informed on local and national market trends, legislation, and competitor activity.
Monitor and analyse competitor listings to identify takeover opportunities.
Report regularly to management on pipeline activity, conversion rates, and opportunities.
Achieving Targets:
Consistently meet and exceed new instruction targets for both sales and lettings.
Actively contribute to branch marketing campaigns to increase visibility and brand awareness.
Key Skills and Experience:
Proven experience in a property role focused on winning new business (Sales Lister, Lettings Lister, or similar).
Strong track record of converting appraisals into instructions.
Excellent presentation, persuasion, and negotiation skills.
In-depth knowledge of the local property market and current legislation affecting sales and lettings.
Confident, self-motivated, and driven to achieve targets.
Qualifications:
Full UK driving licence.
Propertymark Level 3 (Sales or Lettings) preferred.
Familiarity with property software and CRM systems desirable.
Salary:
Competitive base salary with attractive commission for new instructions.
