Martin & Co (Bedford & Milton Keynes) are seeking a client centric, results-driven and strategic Sales Director to lead our sales team and drive business growth. The ideal candidate will have a proven track record in property sales, revenue generation, and team leadership. This role requires expertise in securing high-value instructions, identifying revenue-building opportunities, and developing strong client relationships.
Core Responsibilities
Business Generation & Growth
Proactively generate new and repeat business opportunities for market appraisals, instructions, and viewings through canvassing, referrals, competitor targeting, and networking.
Allocate daily diary slots for prospecting calls to landlords and vendors.
Maintain consistent canvassing and leafleting campaigns to increase market share.
Attend networking events to promote brand awareness and identify new opportunities.
Market Appraisals & Listings
Arrange and attend market appraisals, delivering compelling and data-driven presentations to secure instructions.
Provide carefully considered, qualified market advice using comparables, MIS reports, and market data.
List properties for sale, ensuring accurate web portal population and high-quality marketing.
Maximise board presence to enhance brand visibility in Bedford and surrounding areas.
Maintain and increase agreed fee levels through confident negotiation and value demonstration.
Client Communication & Service
Maintain regular contact with vendors, landlords, and hot prospects.
Provide constructive feedback after viewings and keep clients updated on progress.
Liaise and negotiate offers, closing deals with professionalism and integrity.
Support lettings colleagues where required, including negotiating offers and ensuring applications are completed fully.
Handle complaints effectively, escalating to the Branch Manager when necessary.
Collaboration & Mentorship
Work closely with Sales Negotiators to ensure smooth progression from listing to completion.
Support Lettings and TRM where landlord instructions overlap (e.g., when a landlord decides to sell).
Provide training, mentoring, and guidance to junior staff, promoting a culture of professionalism and growth.
Ensure effective teamwork and communication across Sales, Lettings, and Property Management.
Requirements
Proven experience in property sales and business development.
Strong leadership skills with experience in managing high-performing teams.
Excellent communication and negotiation skills.
Ability to analyse market trends and develop strategic sales initiatives.
Proficiency in CRM systems is desirable.
Ability to work under pressure and meet revenue targets.
