Job Title: Senior Lettings Negotiator
Reports To: Lettings & Hotel Manager

Job Overview

We are looking for a highly experienced and motivated Senior Lettings Negotiator to take a key role in our lettings department. This role is ideal for someone ready to step up into a leadership position while continuing to lead from the front in terms of deal performance, client management, and compliance.

You'll not only handle high-value lets and key clients but also support junior negotiators, help shape team performance, and act as a trusted advisor to landlords. Strong market knowledge, a polished approach, and a commercial mindset are essential.

A. Lettings & Negotiation

Register and qualify prospective tenants; understand their needs and match them to suitable properties. Conduct property viewings and provide detailed information about available properties. Negotiate offers between tenants and landlords to secure successful lets. Generate new tenancy applications and progress deals through referencing to tenancy agreement signing. Manage high-value or complex lettings from enquiry to completion. Take responsibility for top-tier landlord portfolios and VIP clients. Provide valuation support and assist with pricing strategies and marketing advice.
B. Leadership & Mentorship

Support and guide junior negotiators, helping them with difficult negotiations, paperwork, or compliance issues. Lead by example in achieving and exceeding lettings targets. Assist the Lettings Manager with onboarding and training new staff.
C. Administration & Compliance

Ensure all necessary checks are completed, including Right to Rent, ID verification, and references. Update and maintain property listings and applicant databases. Support the enforcement of compliance standards across the team.
D. External Relations & Community Engagement

Build strong relationships with tenants and landlords to encourage repeat business and referrals. Handle incoming queries from applicants, tenants, and landlords professionally and efficiently. Provide regular feedback to landlords on property marketing and viewings.
E. Business Development & Targets

Work to agreed personal and team targets (e.g. viewings, lets agreed, conversions). Assist in canvassing and promoting new properties for let. Stay up-to-date with local rental market trends and competitor activity. Monitor local market conditions and identify trends, opportunities, or challenges. Support business development initiatives, including canvassing and landlord outreach. Provide feedback to management on operational efficiency, customer experience, and team performance.
F. Governance & Professional Development

Work within company policies, government regulations and legislation. Stay up to date with industry regulations and best practices. Participate in relevant training and professional development opportunities.
G. Well-being

Foster strong relationships with tenants and guests to ensure a high level of satisfaction. Promote a supportive and inclusive workplace culture.
Qualifications & Experience

Minimum 2 years' experience in residential lettings, with a proven track record of performance. Excellent negotiation, sales, and relationship-building skills. Strong understanding of tenancy legislation and lettings procedures. Confident mentoring or supporting junior team members. Full UK driving license (essential). Familiarity with property software systems (Arthur, Alto, Reapit, etc.). ARLA Property mark qualification (desirable, or willingness to study).

Pay: 30,000.00-45,000.00 per year
