We're looking for an experienced Senior Property Manager to take full ownership of a substantial portfolio. Supported by an Assistant Property Manager and an administrative team member, you'll drive operational excellence, deliver an exceptional client experience, and ensure the smooth running and ongoing improvement of the developments under your care.
You'll be the primary point of contact for owners, committees, contractors, and suppliers, managing all aspects of property factoring with professionalism and efficiency. You'll also chair owner committee meetings and work closely with the Director initially to embed yourself in the role and our company culture.
This is a hands-on, client-facing leadership role for someone who takes ownership, is proactive, and thrives on delivering responsive, high-quality service.
Key Responsibilities
Take full ownership and accountability for the day-to-day management of a residential property factoring portfolio
Lead and support the Assistant Property Manager and administrative staff to deliver excellent service
Act as primary liaison with owner committees, chair meetings, and foster strong, positive relationships
Draft regular development updates and handle responsive communications to owner enquiries
Coordinate repairs, maintenance, and compliance across all properties, ensuring timely and cost-effective solutions
Oversee service charge budgeting, collection, and financial reporting in collaboration with accounts
Manage contractor appointments, service level agreements, and performance monitoring
Resolve owner enquiries and complaints promptly, professionally, and with a client-first approach
Collaborate with the Director to develop and implement operational improvements and growth initiatives
Maintain thorough knowledge of relevant legislation, compliance requirements, and best practices in Scottish property factoring
Identify opportunities to get involved in business development, with a bonus scheme
What We're Looking For
Minimum 5 years' experience in Scottish property factoring
Proven ability to manage large portfolios and deliver consistently high service standards
Confident in chairing AGMs and owner/committee meetings
Strong leadership skills with experience managing or mentoring junior staff
Excellent organisational, task-management, and problem-solving skills
Strong written and verbal communication skills, particularly for client updates and reports
Proactive, solutions-focused, and able to work independently while collaborating with senior management
Good knowledge property management software - CPL/Proptimo,
Driving licence required
