Our client have a unique opportunity for a Senior Property Manager looking to progress their career in an exciting and vibrant work environment.

We are looking for a candidate with strong Property Management experience alongside direct staff management experience. The successful candidate will be responsible for managing a team of five property managers and one front of house staff. The Senior Property Manager will have overall responsibility for the management of the UK portfolio of properties, comprising 1000 residential apartments across 10 developments.

Alongside management of the team and the portfolio, the Senior Property Manager will be responsible for working alongside the other Senior PMs to improve company processes and procedures.

You will report directly to our Head of Property Management and Client\'s Asset Management team. The developments comprise a mixture of long-term and short-term lets, therefore a strong candidate must have the ability to work in a versatile manner to accommodate the requirements of both tenancy types.

Previous property management experience is essential, and ARLA or IRPM qualifications are preferable. Our Client\'s ambition is for continual growth to achieve significant scale. Main Duties

Implementation of Property Management processes to ensure best practices are adopted.

Managing a team of 5 property managers and 1 site based staff.

Overall responsibility for management of a portfolio of 1000 apartments

Recommending strategy for longterm/shortterm lettings

Instructing credit control teams to escalate cases to solicitors.

Advising on best strategy for escalated arrears cases to minimise client losses.

Overseeing property management team invoice approvals and financial controls

Valuation support

Working closely with the Head of Property Management and Asset Management teams to

deal with serious issues

Ensuring that FIXFLO and Arthur cases are being dealt with by Property Managers and

providing guidance on most serious of cases

Provide training to Property Managers and Lettings team on new processes and legislative

requirements.

Dealing with escalated complaints.

Management of void period repairs and refurbishments.

Overseeing team to ensure that unit level compliance is up to date (Gas Safeties, EICR, EPC).

Onboarding of new acquisitions.

Overseeing monthly site inspections with Property Managers.

Implementation of improvements identified on-site inspections.

Putting forward of recommendations to asset management for upgrades and improvements.

Management of PPM schedules.

Researching regulatory compliance matters and adapting process to ensure compliance is

achieved.

Review of risk assessments and implementation of action points.

Skills, Knowledge and Experience

A positive attitude and a willingness to learn and adapt as processes are improved and amended.

Strong time management capabilities, and ability to manage a dynamic workload.

Customer service focus; willing to go above and beyond to resolve issues.

Ability to stay calm under pressure.

Confidence to come forward with improvement suggestions and feedback.

Willingness to travel to visit properties and attend meetings.

Full UK driving licence preferable.

Good written and spoken English.

Strong IT skills essential.

Microsoft Office literate.

Web/email literate.

Literate and numerate.
