Senior Quantity Surveyor

Job Description

Heaton Group Developments are seeking an experienced Senior Quantity Surveyor to take a commercial lead on a flagship mixed-use development in Preston. The scheme comprises a new-build residential development and a major hotel conversion, with a construction value exceeding 50m. This is a key role within a growing commercial team, offering the opportunity to work autonomously on high-profile projects with real impact.

The successful candidate should have a proven track record of delivering high-rise new build developments and will be experienced in leading a commercial team on fixed price D&B JCT contracts.

The Senior QS will be responsible for the commercial performance of the project, working with the Project Manager to implement the commercial strategy and deliver a successful quality project on time.

Key Responsibilities



Lead the financial and commercial management of construction projects from inception to completion. Provide accurate, timely cost reports to senior management and support strategic commercial decision-making. Prepare and manage budgets, cost plans, CVRs, valuations, and cash flow forecasts. Track and manage project costs to ensure financial targets are achieved. Handle variations, change management, claims, and final account negotiations. Ensure full compliance with JCT contracts and internal governance processes. Manage tendering processes and procurement of subcontract or material packages. Negotiate favourable terms with suppliers and subcontractors. Oversee subcontractor accounts, valuations, and payments.

Project Collaboration



Liaise closely with site teams, contractors, and consultants, to ensure alignment between commercial and operational delivery. Build and maintain strong working relationships with clients and supply chain partners. Mentor and support junior members of the commercial team where required.

Requirements



Proven experience as a Senior Quantity Surveyor in the residential new-build sector (main contractor or developer-side). Demonstrable commercial oversight on high-rise new build developments. Strong understanding of traditional build methods and JCT contracts. Solid background in procurement, tendering, cost reporting, and financial control. Ability to work autonomously in a fast-paced construction environment while managing multiple projects. Excellent negotiation, analytical and commercial acumen. Strong communication and stakeholder management skills. Strong leadership skills, presence and gravitas to visibly lead large complex projects. Be a champion for H&S innovation and improvement on allocated projects and within The Heaton Group as a whole. Degree-qualified in Quantity Surveying (or equivalent HND/HNC). Full UK driving licence and access to a vehicle for site visits.
