What You'll Do
Service Site Manager
Responsible for ensuring efficiency, quality and affordability across the design, installation, and maintenance of all the essential systems including:
Water, gas, and electricity supplies
Lighting, heating, and air-conditioning
ICT
Security systems
Lifts and escalators
Fully understand and manage the M&E design requirements of the tender/project.
Preconstruction
Have an input into the selection of the M&E design team - if not novated.
Agree the M&E design team's responsibilities and obtain fee proposals.
Agree the tender and construction programme with the design team.
Advise on the selection of specialist M&E sub-contractors.
Arrange and chair design meetings and involve critical Subcontractors as necessary and ensure minutes are taken and distributed.
Consider alternative building methods, M&E Subcontractors, and suppliers.
Give design input into the Tender Risk Management plan and actions.
Consider and resolve Planning, Building control, Disabled Discrimination Act, Party Wall issues, environmental issues, renewable energy requirements, design risk, package interfaces.
Input into preparation of Contractors Proposals and ensure they comply with Employers Requirements or qualify.
Attend selection interview when required.
Liaise with Design Managers, Estimators, Planners, Bid Manager and communicate and advise the tender team of design progress.
Consider and resolve CDM issues - maintenance and cleaning.
Consider all aspects of achieving quality within the construction.
Check the compliance of M&E Subcontractor and supplier proposals and quotations.
Construction

Manage the Consultant design team and any M&E specialist subcontract designs to the programme and quality required.
Set up and manage M&E Commissioning Programme.
Agree and set up project M&E design management procedures.
Arrange and chair initial design review workshop with consultant team.
Liaise with Contracts Manager/Project Manager and Project QS to produce M&E Design Programme, IRS, and Procurement Schedule.
Agree design programme and IRS with the consultant team.
Compile, record, and manage the Information Required document.
Compile, record, and manage the RFI document.
Update and maintain the drawing register.
Distribute file and record all drawing revisions.
Ensure that the design meets all Health & Safety, environmental, renewable energy, and quality requirements.
Help to protect the environment by keeping energy wastage to a minimum.
Assist the Contracts Manager/Project Manager and Project QS in checking the Employers Requirements / Cost Proposal compatibility.
Monitor design progress and ensure that release of information complies with the requirements of the design programme, IRS, and procurement schedule.
In conjunction with the site team, review and redline drawings, specifications and other design information issued by the Consultant team.
Ensure all M&E systems are commissioned and witnessed by approved authority in compliance with Building Regulations and Statutory Authorities.
Liaise with the site team to ensure buildable and robust details.
Carry out interface analysis and ensure that all the required details are produced.
Produce monthly M&E reports for the Contract Review Meetings.
Liaise with the Design Manager to ensure compatibility of building and services.
Attend production meetings and give input on design issues.
Add value and reduce cost without reducing durability and warranty.
Communicate design risks and opportunities to the site team.
Attend client meetings as required.
Communicate changes / variations with the Project QS.
Carry out design audits on live projects.
Attend close down meeting.
Advise clients on how the building services will operate once the building is complete.
What We're Looking For
Skills and Experience
10 years plus experience in the management of large-scale construction projects and multi-disciplinary construction teams.
Experience managing MEP subcontractors and packages.
Sound knowledge of construction delivery within specialised industrial sectors including for example, commercial, industrial, multi-room/residential, etc.
Previous experience in promoting and ensuring exemplary standards of health and safety on large-scale construction projects.
BTEC in Building Services Engineering, Operations and Maintenance Engineering or Mechanical Engineering or HNC/HND/Degree in Building Services Engineering.
ECS Manager's Card or CSCS Card (Black Card).
SMSTS or SSSTS.
Personal Attributes
