Site Maintenance



Reports to: Home Manager



Join our friendly team as our Site Maintenance, helping keep our residents safe and comfortable in a warm, homely environment. You will lead on all planned and reactive maintenance, making a real difference every day.



Job Overview: (Note - In addition to these functions, employees are required to carry out such duties as may reasonably be required)



To provide maintenance services in accordance with current best practice, to the organisation's policy, procedures, and agreed standards, legislative requirements and relevant regulations, under the direction of the Home Manager.



To action both planned and reactive maintenance issues which arise in the home, and be able to prioritise in terms of urgency.



Responsibilities and Duties of the Job



Role-specific Duties:



The Maintenance Manager responsibilities include, but are not limited to, the following:



Carrying out routine statutory checks at the required frequency



Ensuring accurate timely documentation of all routine checks



Reporting any issues identified to the Home Manager



Undertaking painting and redecoration when requested and required in order to maintain the standard of the home



Liaising with external contractors to ensure mandatory service checks are completed at the required frequency



Liaising with the Home Manager and the Estates Manager regarding any maintenance issues or projects within the home



Implementing all necessary actions to meet and maintain the home's maintenance standards



Systematically solving day-to-day issues which arise within the home and your scope of competence



Maintaining clear records of all identified defects or faults, and their subsequent repair/redress



Promoting and protecting the welfare of residents at all times



Working with Others:



Developing effective working relationships with other colleagues at the home



Developing effective working relationships with contractors who provide a service to the home



Implementing and maintaining the home's quality assurance programme, as directed



Support the induction of new employees at the home, as required



Communicate appropriately and in a person-centred way with residents



Personal and Professional Development:



Completing mandatory training and any other training, as directed by the Home Manager



Taking responsibility for your own professional development through performance and development reviews



To maintain appropriate maintenance skills, including undertaking training and development which may, from time-to-time, be required



Person Specification



Essential:



Proficient Writing Skills - ability to make accurate, legible maintenance records and assist in the formulation of maintenance policies and procedures, when required



Good command of English - both written and spoken



Communication Skills - ability to communicate effectively with residents, their visitors and other staff, including attendance and representation at Heads of Departments meetings



Building Maintenance Skills, such as plumbing, joinery and plastering skills



Painting and decorating skills



Previous experience of working in a maintenance role



Desirable:



Qualifications in Electrics or plumbing



Health and safety knowledge pertaining to building maintenance



Previous experience of working in a similar care home environment



Previous employment in the building trade



Experience of working with older residents or those who have additional support needs
