Job Overview

Title: Planned Investment and Major Works - Ref: DN2690. Contracting authority: The Guinness Partnership Limited, 7th Floor, 350 Euston Road, London NW1 3AX. Estimated total value: 1,015,000,000 (excluding VAT) for the full five-lot programme. Lots divide the UK into 5 regions:Lot 1: North West & Greater Manchester - ~20,000 properties, value ~320m. Lot 2: Yorkshire, Humberside & East Midlands - ~11,000 properties, ~155m. Lot 3: Home Counties - ~9,000 properties, ~110m. Lot 4: South East & Coast and Greater London - ~19,000 properties, ~260m. Lot 5: South West - ~11,000 properties, ~170m. Duration: Up to 15 years for the framework / contract. Scope of works:Planned investment and major works for a mixture of general-needs, supported housing, leasehold/shared ownership properties (mostly flats and houses). Works include: kitchen & bathroom replacements, roofing repair & renewals, electrical works, external/internal decorations, structural repairs, window replacements/repairs, decarbonisation/sustainability/retrofit works, disrepair works, large reactive repairs and major voids, building & fire safety works.

We are seeking an experienced and dynamic Site Manager to oversee construction or infrastructure projects from inception to completion. The ideal candidate will be responsible for coordinating all site activities, ensuring project timelines are met, and maintaining high standards of safety and quality. This role offers an excellent opportunity for a proactive professional to lead teams, manage resources effectively, and deliver successful project outcomes. The successful applicant will possess strong management skills, experience supervising teams, and familiarity with Primavera P6 scheduling software.

Responsibilities

Oversee daily site operations, ensuring adherence to project plans, schedules, and safety regulations. Coordinate with contractors, suppliers, and clients to facilitate smooth workflow and timely delivery of materials and services. Supervise site staff and subcontractors, providing leadership and guidance to ensure high performance. Develop and maintain detailed project schedules using Primavera P6, monitoring progress against milestones. Conduct regular site inspections to ensure compliance with health and safety standards. Manage project documentation, including progress reports, risk assessments, and quality control records. Resolve any issues or delays promptly to minimise impact on project timelines. Liaise with stakeholders to communicate project updates and address any concerns or changes in scope.

Skills

Proven management experience within the construction or infrastructure sector. Supervising experience with a track record of leading diverse teams effectively. Proficiency in Primavera P6 scheduling software is essential. Strong organisational skills with the ability to multitask and prioritise effectively. Excellent communication skills to liaise confidently with clients, contractors, and team members. Problem-solving aptitude with a proactive approach to resolving on-site challenges. Knowledge of health and safety regulations relevant to construction sites.
