Project: Towcester Development (1 Convenience Store, 6 Commercial Units, 6 Two-Bed Flats)

Overview
We are seeking an experienced and highly organised Site Manager to oversee the day-to-day operations of our Towcester mixed-use development. The project is scheduled to start in February 2026 and will run for approximately 10 - 18 months. This role is focused on on-site supervision, quality control, and managing the daily flow of subcontractors and activities.
The Site Manager will work alongside the Project Manager, who will be on site between 2-4 days per week. On certain days, the Site Manager will take responsibility for on-site operations, but the project will not be run independently -- decisions, planning and procurement remain under the Project Manager and greater team.
The role involves providing a daily report to the team, outlining the works completed, contractors on site, and issues or updates.
Key Responsibilities
Daily Site Operations
- Open the site every morning and lock up securely at the end of the day.
- Manage the site daily from 8am - 4pm.
- Oversee day-to-day build activities and maintain smooth workflow.
- Take and sign for deliveries, check materials, and organise storage.
- Keep the site tidy, safe, and compliant at all times.
Subcontractor Coordination
- Supervise and coordinate subcontractors across all trades,..
- Ensure subcontractors are working to details of required works.
- Monitor quality and resolve issues promptly.
- Address on-site delays or problems with practical solutions.
Communication & Reporting
- Providing a concise daily report to the team, outlining the works completed, contractors on site, and issues or updates.
- Attend the monthly formal site meeting.
- Escalate issues, delays, or risks as they arise.
Health & Safety
- Ensure all subcontractors follow site H&S rules.
- Identify hazards and manage risks.
- Report incidents or concerns to the Project Manager.
Quality Control
- Monitor quality of work at each stage of construction.
- Ensure works follow drawings, specifications, and building requirements.
- Identify snags and ensure they are addressed by subcontractors.
Programme & Planning
- Work with the Project Manager to ensure milestones are met.
- Flag potential delays early.
- Organise site logistics including access, storage, waste removal, and plant.
Required Skills & Experience
- Must be experienced as a Site Manager or in a similar supervisory role.
- Strong communication and interpersonal skills.
- Highly organised and able to manage multiple tasks at once.
- Detailed understanding of construction sequencing and trade coordination.
- Proactive problem solver; able to handle issues independently.
