Due to the continued growth of our company and increased workload, we are currently looking to expand our team by recruiting a skilled, highly ambitious, influential, highly capable and experienced Quantity Surveyor to assist the company in delivering strong growth targets that have been put in place for the next 5 years, and therefore, we need an experienced individual who will assist all of our project teams commercially to deliver quality projects both on time and to budget and who has a depth of knowledge and experience in this role.
As the successful applicant, you will have a proven track record as a Quantity Surveyor, coupled with strong communication skills. You will demonstrate integrity, a hard working ethic and be target focused, whilst embracing the challenges and changes within the industry. Your tenacity, dedication and team spirit will ensure the success in the delivery of key business objectives.
Reporting directly to the Managing Director or his appointed delegate(s), as a Quantity Surveyor you will also be responsible for a Trainee Quantity Surveyor further down the line and will work simultaneously on numerous live projects both in and around the North West and further afield as and when required to do so by the company.

Provide leadership, management and oversight of all commercial aspects of the project
Reporting directly to the Managing Director but to have overall commercial responsibility for the successful planning, execution, monitoring, control and closure of a project
Ensure that the Contract Managers / Site Supervisors / Fencing Operatives comply with company commercial policies and procedures
Liaise with the Managing Director, non-working and working Supervisor(s), Contracts Managers, Estimator(s), Buying Department, Accounts Department and general office staff across all projects
Attendance at site meetings (including pre-start meetings) where required
Produce and analyse progress reports, updated costs and cashflow forecasts
Meticulous Profit and Loss exercises on a project-by-project basis and at regular intervals throughout the life of each project (Fully detailed reconciliations between cost and value to establish true gain or loss)
Improving Nationwide's current supply chain database (i.e. gate automation and such like)
Assessing Payment Notices / Pay-Less Notices issued by Main Contract Clients to establish if anything has been deducted / omitted and the grounds for doing so and to challenge as and when required
Work in accordance with the client's programmes and instructions
Chair and attend internal commercial meetings and ensure the production of accurate records of any discussions and actions
Reconciliation of variations and compensation events
Actively encouraging and promoting profit enhancement within the Business
Mentor and develop key staff to their next level
Developing and monitoring risk registers on a project-by-project basis and managing out any risks that have been identified
Ability to draft letters in a professional manner
Identifying areas of opportunity or threat
Train and develop trainee / assistant Surveying staff to reach the required competencies
A solid knowledge and beneficial implementation of commercial awareness
Assisting the Accounts Department with the vetting of all Clients whether new or existing
Communicate effective, accurate and timely information to the wider team
Contract appraisals - checking Subcontract Agreements furnished to us by Clients for new projects to ensure that they are correct thus reducing and eliminating any risks to the Business
Accepting ownership and responsibility of actions - not being scared of making commercial decisions if, as the Quantity Surveyor, you believe that they add best value and minimise / eliminate any risks to the Business
Maintaining diplomacy and assertiveness whilst dealing with the contract teams
Providing advice to the Operational teams with Extension of Time provisions including the submission of any formal EoT's as and when required
Assisting the Accounts Department with the recovery of any retention monies as and when required
Providing feedback to both Operational staff and Estimators relating to profit and loss
Follow set procedures for requesting and / or obtaining Client instructions
Competency in using the contracts valuation rules in pricing changes and such like
Works re-measurement either on site in person or via digital software
Keep up to date with industry best practice and regulations
Ensuring that any variations are robust with clear and formal instructions received from the Client before any additional works are undertaken on site
Maximising opportunities and profitability for Nationwide by way of contract variations to the Client and any cost recovery against material suppliers due to the manufacture of faulty / incorrect goods and materials
Agreeing prompt final accounts with Clients
Listening to ideas and suggestions from all members of the operational teams
Liaising with Architects, Structural Engineers, Employers Agents, Surveyors and clients
Promote cost-conscious management through efficient use of all resources
Promote repeat business by demonstrating high levels of commitment to Client and customer requirements
Reviewing and challenging any contra charges that are issued by the Client
Reviewing and responding to any contractual Notices that may be issued by the Client
Ensuring that systems are in place for the successful commercial and financial management of the projects
Attending post-contract evaluation meetings with our operational teams to review both good / positive points and bad / negative points and sharing with the wider teams to ensure continuous improvement within the Business
Keep line management appraised of the potential risks and opportunities associated with the projects and the potential for future work opportunities
Maintaining a close working relationship with all company departments in order to maximise support for the projects and for opportunities to share knowledge
Liasing and working collaboratively with an external Freelance QS
Commercial control of the operational teams
Communicating with senior staff and / or Directors
Ensuring that any payments that become due are paid within the prescribed timescales
Issuing of formal Notices to Suspend in the absence of any agreed payment(s)
Effectively managing cashflow via the Accounts Department
Detailed cost checking of all elements (materials, plant, labour, subsistence, sub-subcontractors)
Interpretation and analysis of financial reporting
Identifying and communicating losses and / or gains in a meeting environment
Integrity and trustworthiness in producing financial information
Producing projected Final Accounts and cost to complete analysis for Clients when required
Ensuring meticulous record keeping of all relevant commercial paperwork
Working closely with the operational teams to ensure that month end paperwork is submitted in a compliant manner and on time to facilitate the submission of AFP's
The submission of month end AFP's on a project-by-project basis by the prescribed deadlines
The preparation and production of monthly CVR's including inputting cost and value
Managing the Site Supervisors and site teams commercially by monitoring performance against contract targets and instigating any necessary corrective actions
Proven and relevant experience as a Quantity Surveyor in education, commercial, industrial, new build residential and refurbishment projects (some fencing experience would be beneficial but not compulsory)
Experienced in building successful business relationships
Experienced in the management of traditional D & B subcontracts/contracts (i.e. JCT)
Experienced in the management of NEC subcontracts/contracts (i.e. NEC3 / NEC4)
