We are looking for a

Stock Condition Surveyor

to join our busy team, you will need to be a proactive team player who uses your own initiate and resourcefulness to complete your duties. You will play a key role in ensuring housing stock meets the Government's Decent Homes Standard. This includes inspecting properties to assess overall condition and suitability, identifying necessary maintenance and planned works, and contributing to the delivery of high-quality housing for tenants. The role also occasionally involves responsive repair surveying, including drafting specifications and managing related works, in support of broader asset management objectives.

Place of work:

Travelling to properties in London and the South East, home working and monthly meetings at the Cromwood office in E5 9BQ

Working hours

: Monday to Friday, 9.30am - 5.30pm

Contract:

Full time, permanent

Salary:

40,000 per annum

Duties and responsibilities include:



Carry out internal and external condition surveys on Cromwood's residential portfolio including communal areas in line with the Decent Homes Standard to assess their physical condition and components anticipated life expectancy. Identify and record issues related to disrepair, structural condition, heating and insulation, kitchens, bathrooms, and other key components, and H&S (e.g. damp, electrical hazards). Evaluate building components such as roofs, windows, doors, heating and kitchens/ bathrooms, noting their condition and remaining lifecycle. Compile clear concise detailed survey reports and specifications, with recommendations for repairs, replacement or upgrades, including estimate costs, using asset management software as appropriate. Update and maintain Cromwood's property database to support long term planning. Assist in the planning and delivery of planned maintenance and refurbishment programs. Provide technical advice and recommendations to property and asset managers. Liaise with tenants, contractors, and internal stakeholders to coordinate inspections and follow up works and ensure works are clearly communicated and executed effectively. Support the preparation of programmes and budgets for property improvements. Ensure surveys and recommendations comply with relevant legislation, including the Housing Health and Safety Rating System (HHSRS), Building Regulations, Awabbs Law and other statutory requirements. Provide technical advice and support the wider asset management and maintenance teams as required during periods of high demand, conducting site inspections diagnosing defects preparing specifications for repair on occupied and void properties.

Key knowledge, experience and skills



Essential:



Relevant qualifications in Building Surveying, Construction (e.g. HNC/HND), or equivalent relevant experience Proven experience conducting property condition surveys, preferably within social housing Strong knowledge of the Decent Homes Standard and HHSRS Ability to write clear and concise technical reports and specifications Excellent customer service, communication, and negotiation skills Ability to work as part of a team and work collaboratively Working knowledge of relevant legislation (e.g. Landlord and Tenant Act, Building Regulations, HHSRS) Good IT skills and experience using asset management and repairs systems Awareness of compliance issues such as damp, asbestos, fire safety, and gas regulations Full UK driving licence, and willingness to travel between sites

Desirable:



Membership of a professional body (e.g. RICS, CIOB) Experience with stock condition data collection and analysis Awareness of energy efficiency and sustainability standards (e.g. EPC ratings, Net Zero targets) CSCS card or similar site safety accreditation
