You will be required to manage the end-to-end procurement process for sub-contract packages across high-end residential projects, including refurbishments, new builds, and basements. This role ensures timely engagement of competent sub-contractors, compliance with statutory obligations, and alignment with project budgets and quality standards.
Key Responsibilities
Procurement Strategy:
Develop and implement procurement plans for all sub-contract packages in line with project timelines and budgets.
Tendering & Negotiation:
Prepare tender documents, issue enquiries, evaluate bids, and negotiate terms to secure best value without compromising quality.
Compliance & Documentation:
Ensure all sub-contract agreements comply with JCT contracts, CDM Regulations, Dutyholder Regulations, and Building Safety Laws.
Supplier Management:
Build and maintain strong relationships with sub-contractors, monitor performance, and manage approved supplier lists.
Risk Management:
Assess financial stability, competency, and health & safety compliance of sub-contractors before appointment.
Contract Administration:
Draft and issue Letters of Intent, Sub-Contract Agreements, and manage collateral warranties and bonds.
Cost Control:
Work closely with Project Manager and Contracts Director to track procurement costs and variations.
Reporting:
Provide regular procurement status updates to the project team and senior management.
Skills & Experience
Proven experience in procurement within construction, ideally residential or high-end projects.
Strong knowledge of JCT contracts, CDM Regulations, and Building Safety compliance.
Excellent negotiation and communication skills.
Ability to manage multiple packages and deadlines under pressure.
Proficiency in MS Office and procurement software
Qualifications
Degree or diploma in Construction Management, Quantity Surveying, or related field.
Membership of CIOB or RICS (preferred).
