1. To prepare and undertake positive housing management functions in relation to housing and personal benefits, repairs, home standards and formal and informal communication.
1.1 To welcome residents and make them fully aware of the provisions available to them. To then assist in the implementation of assessment and action plans appropriate to their outcomes.
1.2 To supervise the admission and departure of residents including responsibility for completion of all associated administration.
1.3 To ensure residents comply with all relevant housing management processes and to offer advice and assistance to residents in the area of housing management, flat management and social skills etc in a friendly manner
1.4 To have responsibility for the building and its equipment
- to report repairs and problems
- to deal with requests from residents
- to ensure all complaints are addressed
- to ensure that all records are kept up to date
- to prepare flats / rooms / houses for occupation
- to carry out health and safety inspections and tasks as appropriate to the Project
2. To signpost residents to meet their desired outcomes and aspirations.
2.1 To offer advice and guidance and to work closely with residents encouraging them with setting desired outcomes and having positive aspirations utilising the planning process in place.
2.2 To have and continuously update knowledge of organisations that can offer a range of services to residents and to signpost residents to these organisations.
2.3 To work closely with colleagues responsible for providing support to residents.
3. To promote strong engagement with residents, through project activity planning, developing environmental initiatives, fundraising and empowering leadership potential through shareholders.
3.1 To use various methods to engage with the residents so that they sign-up to programmes.
3.2 To promote and facilitate Project Meetings and other initiatives/activities and ensure that all matters raised are recorded and actioned and that all relevant paperwork is completed.
4.To provide safe and secure environment for residents, staff, and the surrounding community.
4.1 To undertake regular patrols of the building and surrounding area ensuring they are clean hygienic, and in a good state of repair with all repairs recorded on the repairs system. This includes carrying out cleaning and litter picking as required.
4.2 To ensure that the residents do not create an environment which causes a nuisance to the local community.
4.3 To monitor and actively engage to resolve situations likely to cause nuisance to neighbours
4.4 To carry out flat/room/house inspections.
4.5 To deal with emergencies as and when they arise.
5. General
5.1 To participate in any training that may be considered necessary in developing the work.
5.2 Strict adherence to confidentiality, particularly in the details of residents and staff is required at all times.
5.3 To work in accordance with the Association's Safeguarding Accountability Framework at all times.
5.4 To treat everybody with respect and demonstrate commitment to Equality and Diversity.
5.5 To promote good practice through adhering to the Association's Policy and Procedures and demonstrating the Association's Behavioural Competencies.
5.6 To undertake any other responsibilities and duties appropriate to the level of the post, that may be required from time to time.
