Brief Description
In the Surveyor role, you will deliver a professional property service, completing property transactions including acquisitions, disposals and lettings and providing property advice to support delivery of a safe, efficient, reliable and sustainable rail service. To optimise performance of land and property in order to increase property's financial contribution to the company's rail operations and to improve service to its customers.
About the role (External)
Key Accountabilities -
1. Manage the delivery of a range of professional property services for a client group including (but not exclusive to): acquisition, compensation claims, leases, surrenders, complex lettings, sale and temporary use of operational land. Be responsive to the needs of the business in delivering a range of property services.
2. Responsible for managing projects and programmes to an agreed budget. Manage portfolio to property service to maximum efficiency, delivering business objectives in terms of cost savings, income generation, asset management.
3. Develop and maintain close and effective working relationships with internal colleagues to enable efficient and effective delivery.
4. Deliver a professional service to all internal clients and external customers, outperforming service targets, and develop strong working relationships with all key stakeholders. Instruct and manage relationships with external agents and solicitors to deliver optimum value commercial agreements.
5. Provide the business with technical leadership on the range of property issues.
6. Identify and implement changes required to support delivery of Property Services overall strategy. Assist in the delivery of the strategy for the client group.
7. Develop and implement property solutions in support of delivery of a safe working environment and a safe rail system.
8. Develop initiatives to increase Property's contribution to the cost of the company's rail operations specifically through delivery of the client requirement and also through identifying opportunities for implementation in other parts Property teams and the wider company. Identify and exploit opportunities for cost savings, income generation and capital growth.
9. Identify and share best practice and learnings across the team and wider business and make sustainability a key element of all activities being delivered.
10. Provide the client group and colleagues with consistent and professional advice in determining the most effective approach to project property requirements.
11. Manage the provision of property solutions and a range of property transactions including (but not exclusively) acquisitions, leases, surrenders, re-grants to maximise benefit to NR on land utilisation issues.
Essential
Educated to degree level or equivalent
MRICS qualified or working towards
Good communication and influencing skills
Proven negotiation skills
Proven experience of managing a range of property transactions
Good presentation skills
Desirable
Understanding of compulsory purchase issues
Understanding of the rail industry and rail legislation
Full Driving Licence
