Job Description

As a Voids Surveyor, you'll play a hands-on role in turning empty properties into safe, high-quality homes our residents can be proud of. From day one, you'll be at the heart of what matters - making sure every detail is checked, every repair is right, and every home is ready to welcome someone in.


Working Style:



You'll be based in the Borough for 5 days a week, playing a key role in serving the local community. Whether you're working on the frontline or behind the scenes, you'll be part of a dedicated team making a real difference to residents' lives.


What you'll be doing:



You'll be out on site most days, inspecting RBKC-owned homes that are due to be re-let. It's your job to scope out what needs doing - from minor fixes to more complex refurbishments - so each property meets our void standard. That means spotting defects, diagnosing causes and specifying the repairs clearly so they're done right the first time.


You'll work closely with contractors and subcontractors, checking in on progress, raising any issues and carrying out final inspections using our detailed void checklist. You'll make sure every repair is signed off to standard and that all compliance documents - like gas and electrical safety certificates - are in place before anyone moves in.


This is a role where you can take real ownership. You'll be the main point of contact across the works, keeping accurate records, following up on outstanding issues and helping colleagues resolve complex cases. You'll also check in with tenants after they've moved in to make sure any snagging or follow-up repairs are dealt with promptly.


You'll advise on building condition; help shape maintenance strategies and ensure health and safety standards (including HHSRS) are always met. That might mean reconfiguring spaces or thinking differently to improve long-term quality. It's about taking pride in the details and knowing your work helps someone feel safe and settled in their new home.

What you'll bring



You've got solid experience as a housing surveyor, and you know your way around a void property. You're confident in scoping and planning refurbishments, particularly within social housing and you've worked on both maintenance and capital works projects.


You're technically strong, with a deep understanding of building safety, H&S regulations and building standards. You're HHSRS trained and qualified in a construction-related subject (minimum HNC/HND). You also know your way around CAD and can use IT systems to keep clear, accurate records.


But it's not just about what you know - it's how you work. You've got great attention to detail, strong project coordination skills and a calm, proactive approach. You're able to juggle a busy, varied caseload while keeping your focus sharp. You'll also bring a collaborative mindset, good communication skills and a clear understanding of the role safe, quality housing plays - especially for vulnerable residents.
