The Role
We are seeking a highly skilled Void Works Building Surveyor with experience in managing the pricing of void property repairs. The ideal candidate will have a background in Quantity Surveying (QS), be familiar with the NHF Schedule of Rates, and have experience reviewing third-party surveys, setting pricing using our in-house Software Iris, and liaising with various stakeholders to ensure efficient project delivery.
This role is office based
. The successful candidate will be predominantly processing information they have received from site.
Key Responsibilities
Survey Analysis: Review video and photo surveys from third parties to evaluate property conditions and establish the necessary works to ensure properties are fully compliant and meet the client's minimum standards.
Pricing and Estimation: Accurately price all required void works using software (training will be provided), ensuring all costs are justified and within competitive market standards.
Scope of Works Documentation: Create comprehensive scopes of works based on the visual surveys and collaboration with specialist surveyors using Iris.
Liaison with Other Surveyors: Coordinate with damp, asbestos, and other surveyors to gather necessary information to refine the scope and ensure all aspects of the property are addressed.
Client Engagement: Provide clients with detailed explanations regarding project pricing, timelines, and scopes of works.
Cost Control: Ensure all pricing is aligned with industry standards through thorough price checking and manage project budgets throughout the works.
Compliance with Regulations: Ensure that all work complies with current health and safety regulations and building codes.
Reporting and Documentation: Use software to maintain thorough records of pricing, scopes and communications for each project.
Budget Review and Cost Analysis: Review completed projects to compare predicted budgets against actual costs. Use insights to refine pricing for future budgets and improve cost estimation accuracy for upcoming projects.
Key Skills and Qualifications
Qualifications: Degree or diploma in Building Surveying, Construction, Quantity Surveying or a related field.
Experience: Demonstrated experience in building surveying or Quantity Surveying with a focus on void works and refurbishment projects (3 years preferred).
Technical Proficiency: Competent in using software for documenting and pricing works. Training will be provided.
Communication Skills: Strong written and verbal communication skills for engaging with clients, contractors and internal teams.
Attention to Detail: Ability to analyse surveys and pricing with high accuracy, ensuring comprehensive scope coverage.
IT Skills: Proficiency with project management tools and Microsoft Office.
Desirable:
RICS membership or equivalent certification.
QS background with experience in cost estimation and financial management.
Knowledge of housing associations, local authorities or large-scale property management.
