Job Summary

We are looking for an experienced Voids Manager to oversee social housing refurbishment projects across Sheffield and the surrounding areas.

The ideal candidate will hold an SMSTS qualification and have a strong background in managing void property refurbishments, planned maintenance, and reactive repairs within occupied or unoccupied housing stock.

You will play a key role in ensuring that all works are delivered safely, on time, and to a high-quality standard, managing multiple sites and coordinating directly with subcontractors, clients, and internal teams.

Responsibilities

Manage the full lifecycle of void property refurbishments from initial inspection to handover Lead and coordinate subcontractors and in-house operatives across multiple projects Conduct pre- and post-inspections, ensuring all works comply with specifications and client expectations Review and monitor RAMS, toolbox talks, and H&S documentation Track performance, productivity, and budgets using internal reporting systems Liaise with housing associations, local authorities, and property management teams Maintain high standards of workmanship, health and safety, and tenant satisfaction Support continuous improvement and compliance within the business

Qualifications

Proven experience as a Voids Manager, Site Manager, or Project Manager within social housing Valid SMSTS certification (essential) Strong technical understanding of void refurbishment, repairs, and maintenance processes Experience supervising multiple trades and managing programme deadlines Excellent communication and client liaison skills Good knowledge of Health & Safety legislation and compliance procedures Full UK driving licence (essential)
