Very exciting opportunity. We are seeking an organised and proactive Airbnb Property Manager to oversee the daily operations of our property portfolio. The ideal candidate will possess excellent administrative skills. This role offers an opportunity to manage multiple properties efficiently while ensuring customer satisfaction and operational excellence. The successful applicant will be responsible for maintaining property standards, handling customer communications, and supporting the overall management team to optimise property performance.
Responsibilities
Key Responsibilities
1. Property & Listing Management
Create and optimise Airbnb listings, including writing descriptions, setting pricing, and managing calendars.
Perform professional staging and ensure properties are fully stocked and guest-ready.
Conduct routine property inspections and coordinate maintenance or repairs with trusted vendors.
2. Guest Services & Communication
Serve as the primary point of contact for guests before, during, and after stays.
Provide fast, friendly, and solutions-oriented communication to maintain high guest satisfaction.
Manage check-in/check-out procedures, access codes, and arrival instructions.
3. Cleaning & Turnover Coordination
Oversee and manage cleaning schedules for quick and efficient turnovers.
Inspect properties post-clean to ensure quality standards are met.
Replenish supplies and amenities as needed.
4. Marketing & Revenue Management
Use pricing tools and competitive market research to optimize nightly rates and occupancy.
Implement promotional strategies during low-demand periods.
Track performance analytics and adjust listing strategies accordingly.
5. Operations & Logistics
Manage booking calendars across Airbnb and other platforms if applicable.
Handle financial tasks such as owner reports, expense tracking, and invoicing.
Coordinate with contractors for maintenance, repairs, lawn care, pest control, or upgrades.
6. Customer Experience & Quality Control
Monitor reviews and guest feedback to continually improve the experience.
Ensure properties meet or exceed Airbnb's cleanliness and hospitality standards.
Implement features and upgrades to differentiate listings and increase ratings.
7. Compliance & Safety
Ensure properties comply with local short-term rental regulations, permits, and safety requirements.
Maintain safety items: smoke detectors, CO detectors, extinguishers, emergency guides, and house rules.
Skills & Qualifications
Strong communication and customer-service skills
Ability to multitask and manage multiple properties simultaneously
Knowledge of Airbnb platform, short-term rental best practices, and dynamic pricing tools
Basic handyman/maintenance troubleshooting skills
High level of organisation, reliability, and attention to detail
Ability to solve problems quickly and independently
