Block and Estate Manager



We are looking for a Block Manager to join our excellent team and will need a professional and enthusiastic individual with a strong work ethic who wishes to join a dynamic and fast paced environment with a varied portfolio of properties in the Midlands areas.

Ideally, the candidates will have a minimum of 2 years residential block and estate management experience with solid proven experience of managing assets for residential management companies and freeholders. Candidates from a residential lettings or property management background capable of crossing over into block management will also be considered.

Working out of our Stafford ST16 3BS office.

Salary and Package



30-34k depending on experience and ability

Profit related bonus scheme

Company vehicle provided for site inspections

Working hours - 9am to 5pm Monday to Friday, 37.5 hours per week. Home working considered where practical.

Ongoing training, study and support for professional qualifications where applicable.

The successful candidate will have the following responsibilities:



Carry out regular property inspections

Ensure compliance with health and safety regulations.

Dealing with maintenance, repairs and major works (Section 20 consultations)

Liaising effectively with finance before instructing works

Arranging and attending Management Company general meetings (sometimes evening director's meetings)

Circulating meeting minutes in a timely manner

Monitoring and communication of lease breaches

Issuing works orders and signing off completed works

Recruitment and management of contractors

Renewing and managing building and other relevant insurances, and administering insurance claims

Correspondence with residents and clients

Be responsible for preparing for client meetings (including running AGM and General Meetings), recording and preparing minutes of those meetings and carrying out any actions arising.

Ensure accurate client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales.

Ensuring accurate data is maintained on the property management system and to regularly check update and audit the accuracy of the data

Ensure compliance with all industry legislation

Dealing with the tenant and client queries in a timely and efficient manner

To work well within a small team

Managing a portfolio of around 25-30 sites around Staffordshire, being a mix of residential blocks and estate management.

The successful candidate shall possess, amongst other skills, the following attributes:



Excellent communication and client interfacing skills

Be articulate, professional and persuasive with a good telephone manner and good report writing skills;

Ability to work with a relatively high degree of autonomy, with minimal supervision;

Ability to work under pressure

Strong attention to detail well organised and a practical pragmatic common-sense approach to management

Ability to deal with challenging mandates and cope with a high work-load

Numerate and technically competent

Excellent IT, problem solving, analytical, negotiation, and interpersonal skills

Be a team player, be adaptable and above all keen and enthusiastic;

Full driving licence required

Systems used CFP Winman - training will be provided.

Microsoft Outlook, Word and Excel, and be familiar with Office365

Candidate should be able to use Word Mailmerge, and be comfortable with using excel spreadsheets, and be able to manipulate and report on information.
