The Role - Experienced Commercial Property Manager

We are seeking a confident, capable General Manager with proven experience in the commercial property industry. This is a hands-on operational and leadership role, reporting directly to the directors and responsible for running our commercial property portfolio day to day.

The successful candidate must have in-depth experience in commercial lease renewals, rent reviews, estate management, and regulatory compliance. You'll also be expected to lead a small team, oversee maintenance and contractors, ensure H&S compliance, and act as a key liaison between stakeholders, tenants, and directors.

Key Responsibilities

Commercial Property Management

- Lead the day-to-day management of a regional commercial property portfolio
- Handle lease renewals, rent reviews, and ensure adherence to commercial lease terms
- Oversee estate maintenance and planned improvements
- Conduct property inspections and ensure buildings are well-maintained and operational
- Ensure full compliance with building regulations, H&S, EPC requirements, and all relevant legislation
- Manage annual insurance renewals and risk assessments
- Respond to tenant issues and ensure high standards of customer care

Operational & Team Leadership

- Lead and coordinate a small, multi-functional team
- Manage contractors, maintenance workers, and service providers
- Report regularly to directors with updates on property performance and compliance
- Ensure internal systems and procedures are followed and continuously improved
- Help identify risks and opportunities within the property portfolio

What We're Looking For

- Significant experience in commercial property management is essential
- Solid understanding of commercial leases, legal compliance, and H&S legislation
- Strong leadership and organisational skills
- Hands-on approach with the ability to manage properties, people, and projects
- Excellent communication and reporting ability
- Practical, reliable, and confident in independent decision-making
- Must be able to work on-site and manage relationships with tenants, contractors, and internal teams
