Full time - Permanent - 37 Hours per week

We are looking for proactive and results-driven individual with a passion for property management to join our team as Commercial Property Manager, based from our Head Office in Newbridge, on the outskirts of Edinburgh.

The Role



Reporting directly to the Group Property Manager, the Commercial Property Manager's primary responsibility is the management and oversight of the company's commercial investment portfolio, to achieve maximum income and asset enhancement opportunities, while providing a professional support service to the operational retail estate.

Your key responsibilities will include:

Financial Management:

Ensure speedy leasing of vacant properties, maximize rental income and asset values, identify additional rental income, minimize rental arrears, and assist with property budgets and strategic policies.

Customer Service:

Consistently meet customer service standards, handle enquiries promptly, maintain tenant communications, manage tenant complaints, and support tenants with rent arrears.

Monitoring & Control:

Maintain a register of vacant properties, recommend actions for leasing or sale, ensure tenants meet repairing obligations, and implement effective monitoring mechanisms.

Business Support:

Utilize external agencies effectively, provide professional advice on property-related issues, explore mechanisms for leasing vacant properties, and ensure compliance with standards and legal requirements.

Communication:

Maintain effective channels of communication with internal customers, provide feedback on external consultants and contractors, and liaise with solicitors over leases, sales, purchases, and debt collection.

Collaboration:

Work closely with the line manager and colleagues to monitor service levels and identify mechanisms to improve service.

Our Ideal Candidate



Our ideal candidate will have 5+ years post qualification experience in an asset management role, with a good knowledge of the central Scotland commercial property market.

Key Skills & Experience



Professional member (MRICS) of RICS with commercial property focus, ideally gained in the retail sector.

Experience of portfolio/asset management and client-side work preferable.

Driving licence.

Excellent negotiation and communication skills.

Ability to work independently and as part of a team.

Hours of Work



This is a full-time role working 37.5 hours per week. Daily working hours will generally be 8.30am - 5pm, Monday to Friday, but some flexibility will be required from time to time to meet the needs and requirements of the role.
