Job Description

urbanbubble are seeking an experienced Community & Operations Manager to help lead the operations of Belfast's first-ever Build-to-Rent (BTR) development, LoftLines; a landmark project that sets a new standard for urban living in Northern Ireland. This is a rare opportunity to play a pivotal role in shaping the resident experience and operational excellence of a flagship BTR community, designed to combine high-quality, professionally managed rental homes with first-class amenities, service, and community engagement.


As Community & Operations Manager, you will work alongside our General Manager to oversee all aspects of day-to-day operations, including team leadership, resident satisfaction, leasing performance, and commercial outcomes. You should have a strong track record in property management, or residential leasing operations, with a passion for delivering exceptional customer service and creating vibrant, inclusive communities.


This role offers more than property management; it is an opportunity to help define best practices in an emerging sector, lead a passionate team, and be part of a pioneering development that will redefine city living for generations.


This role is based on site 40 hours per week, Monday to Sunday.

What you'll do:



Operational Excellence



Ensure our customers and their homes are cared for and maintained to the highest standards, within budgets, service agreements, and regulatory requirements. Support the General Manager in implementing building processes that deliver operational efficiency, outstanding customer experiences, and regulatory compliance (RICs, ARMA-Q, H&S). Contribute to weekly, monthly, and quarterly reporting on lettings performance, operational budgets, and service delivery.

Leasing & Resident Engagement



Lead leasing initiatives to ensure occupancy targets are achieved Act as the friendly face of the development, leading your team to enhance the resident experience and deputise for the General Manager when needed Implement engagement strategies, including resident communications, events, and feedback programs Collaborate with marketing to create and deliver social content that reflects the community spirit

Health & Safety



Ensure all H&S policies and procedures are followed, providing a safe environment for residents, staff, and visitors Oversee annual testing, training, and compliance records to maintain robust health and safety standards

People & Team Management



Lead by example, role modelling urbanbubble values and behaviours Drive performance through objective setting, one-to-ones, team meetings, and personal development Manage contractors, resolve service issues, and escalate complaints appropriately Support recruitment, training, and development of talent to build a motivated, high-performing team

What are we looking for?



Comparable experience in a managerial role leading operational teams Experience in residential leasing, achieving occupancy targets, and managing lettings processes Proven experience delivering excellent customer service and managing supplier relationships Strong leadership skills with experience managing and developing large teams A people person with excellent communication and rapport-building skills. Results-driven with a focus on achieving targets and objectives. Experience managing large budgets and Health & Safety/compliance across a large building Level 3 Certificate in Property Agency
