senior commercial professional

to join our growing team--someone who combines the analytical strength of a Quantity Surveyor with the contractual expertise of a Contracts Manager.

This hybrid role sits at the heart of our business, ensuring each project is delivered with financial clarity, contractual rigour, and a calm, solutions-focused approach.

The Role



As Construction Contracts & Commercial Manager, you will oversee the full commercial and contractual lifecycle of our high-end residential projects--from early cost planning to final account. Working alongside our architectural team (Moxey Associates), project managers, and site leads, you'll safeguard project value, manage contractual risk, and support the delivery of exceptional homes.

This is a senior, hands-on role suited to a commercially astute professional who thrives in a design-led environment.

Key ResponsibilitiesCost Management & Financial Control



Prepare detailed cost plans, budgets, and cash-flow forecasts. Carry out quantity take-offs and produce Bills of Quantities. Track expenditure, highlight risks, and identify opportunities for value without compromising design intent. Manage interim valuations and negotiate final accounts.

Contract Administration



Administer JCT contracts and ensure compliance with all commercial and legal requirements. Draft, review, and manage contracts with clients, subcontractors, and suppliers. Ensure timely issue of contractual notices, records, and submissions. Maintain well-organised contract registers, risk logs, and change control documentation.

Procurement & Negotiation



Lead tender processes, evaluate bids, and appoint subcontractors and suppliers. Negotiate terms and pricing to secure best value and uphold craftsmanship standards. Manage subcontractor accounts and certify payments in line with contract terms.

Risk & Change Management



Identify and mitigate contractual and financial risks. Manage variations, assessing entitlement and pricing changes to the contract sum. Support dispute avoidance and, where necessary, assist with claims resolution.

About YouEssential Skills & Experience



Significant QS / commercial management experience, ideally on high-end residential projects. Strong understanding of JCT contracts and construction law. Excellent analytical, numerical, and negotiation skills. Confident communicator, able to work collaboratively with designers, site teams, and clients. Highly organised, detail-driven, and calm under pressure.

Qualifications



Degree in Quantity Surveying, Construction Management, or a related field. Professional accreditation (RICS or CIOB) is advantageous.
