We are looking for an experienced and commercially astute
Construction Contracts Project Manager
to oversee contract management and project delivery across a range of construction schemes. This role involves managing the full contract lifecycle, ensuring compliance with UK construction legislation, and driving project success in line with programme, budget, and contractual obligations.
You will work closely with internal teams and external stakeholders, including clients, subcontractors, and consultants, to ensure contracts are administered effectively and risks are managed proactively.
Key Responsibilities:
Administer and manage construction contracts (primarily JCT, NEC, and bespoke forms).
Draft, negotiate, and finalise main contracts, subcontracts, collateral warranties, and consultant appointments.
Provide expert contract advice during procurement, pre-construction, and project execution stages.
Monitor performance against contractual obligations, scope of works, and key milestones.
Coordinate with QS, legal, commercial, and site teams to ensure seamless project delivery.
Prepare and manage contract notices, variations, early warnings, and compensation events.
Manage claims, delays, and dispute resolution procedures in line with contract provisions.
Maintain accurate records, risk registers, and contractual correspondence for audit and compliance purposes.
Liaise with client representatives, local authorities, and statutory bodies as required.
Contribute to monthly project reporting, forecasting, and cost-to-complete analysis.
Requirements:
Degree-qualified in Quantity Surveying, Construction Management, Law, or a related discipline.
Minimum 5 years' experience in a contracts/project management role within the UK construction industry.
Strong working knowledge of JCT and NEC contracts, with demonstrable contract administration experience.
Familiarity with UK building regulations, CDM Regulations, and statutory compliance frameworks.
Excellent communication, negotiation, and stakeholder management skills.
Proficiency in project and document management systems (e.g., Asta Powerproject, Viewpoint, CDEs).
Membership of a relevant professional body (e.g. RICS, CIOB, ICES) is desirable.
CSCS card and relevant health & safety certifications preferred.

Ability to work under pressure and manage multiple priorities across live projects.
A proactive approach to risk identification and problem solving.
Experience across sectors such as commercial, residential, infrastructure, or public sector.
Understanding of modern construction methods (MMC), sustainability, and Net Zero goals.
