Role Purpose?

We're looking for a Director to join our Birmingham Office Agency team! This role is a long-term career opportunity to help grow a dynamic and market-leading team that specialises in?the office sector across the Midlands region of the UK.



What this job involves?

The team specialises in providing bespoke consultancy advice to its clients to assist in the formulation of their property strategies and execution of downstream transactions. The role includes acting for landlords and developers and offering market leading advice for leasing or selling existing buildings, as well as services for delivering pre-lets and land disposals. The role also involves working with our National Occupier team on acquisitions, disposals and portfolio strategy. The successful candidate must have a full understanding of leasing, development and sales processes.



What your day-to-day will look like

Develop and implement comprehensive leasing strategies for office properties to maximise occupancy rates and achieve leasing targets



Build and maintain strong relationships with institutional and local property owners, developers, and external leasing brokers in the office sector



Work with our research team to provide research and analysis to identify trends, market conditions, and potential leasing opportunities in the office market



Demonstrated experience in the occupier sector, building relationships with both new and existing occupiers on a national and local basis



Present leasing proposals to clients and provide accurate and timely reporting on leasing activity, market trends, and competitor activity in the office sector



Collaborate with leasing teams to execute marketing plans, including preparing promotional materials specific to office properties, managing property listings, and organising property tours



Conduct property viewings and negotiate lease agreements for office properties, ensuring terms and conditions meet client requirements



Serve as the primary point of contact for landlords, tenants, and other stakeholders throughout the office leasing process



Provide mentoring, guidance, and support within the existing Agency team in Birmingham, to promote continuous growth and development



Stay updated on office trends, best practices, and emerging technologies in the office sector. Be able to present market insights confidently in front of clients both locally and nationally

The successful candidate will lead these activities, as well as identify strategies and opportunities to double our revenue within five years



An exceptional understanding of leases, and experience in successfully pitching and closing transactions is essential



Development experience and a working knowledge of undertaking development appraisals is a must



Market knowledge of the office sector and of the key market landlords will be beneficial



The ideal candidate will be pro-active, collaborative, and client- and results-focused



Required skills and Experience

Demonstrable experience in commercial real estate leasing, with a focus on office properties, preferably in an agency leasing capacity



Proven track record of successfully leasing office properties, including negotiating complex lease agreements in this sector



Strong knowledge of local office real estate markets, including market dynamics, industry trends, and competitor analysis



Excellent interpersonal and communication skills, with the ability to build and maintain relationships with clients, landlords, and key stakeholders in the office sector



Exceptional negotiation and problem-solving abilities, with a keen understanding of market conditions and client objectives specific to office properties



Proficiency in using industry tools and software, leasing databases, and Microsoft Office. Experience using Salesforce would also be useful but is not essential
