Estates Manager - Permanent, Northwich, Cheshire

Full time or Part time options considered up to 37.5 hours per week

Salary range \xc2\xa345,000 to \xc2\xa355,000 (pro rata if part time) depending on experience

The opportunity

The primary purpose of this role is to manage the Groups land assets in order to maximise their value to the company in line with business objectives and to support our various manufacturing sites to manage the relationships with neighbours, tenants, suppliers, advisors and other stakeholders relevant to the land and estates.

The role is based at our head office in Northwich and supports our manufacturing sites within the Northwich and Middlewich areas. Following a 12 week period of orientation, we offer hybrid working options of up to 40% of weekly working hours.

In addition, we are happy to consider applicants looking to work full time, 5 days per week or on a part time basis, 3-4 days per week.

Key Responsibilities

Managing all land leases, easements, property rights etc, property related income streams and matters requiring new such rights to obtained or granted, to ensure all legal deeds, agreements, rights, income streams and documents are properly documented, protected and maintained.

Providing advice to colleagues on estates and property matters, including ownership and title queries, site services and security arrangements, and to instruct the Companys external property lawyers where appropriate.

To represent the Company in discussions and negotiations with neighbours, tenants, suppliers, advisors, land agents and other stakeholders relevant to the Groups land and estates, including the Companys multi-user manufacturing sites.

To work with property law, planning and other advisers, including rates agents, to manage land assets and to create value opportunities in relation to them.

To assist in the delivery of strategic land projects including ongoing projects for the creation of value from land assets including residential development, solar and renewable energy, and ESG inspired schemes, and to identify and develop new, similar opportunities.

Structuring transactions in the most time and cost effective way, and instructing advisors and negotiating with counter-parties as required.

Managing any issues and disputes arising in relation to the Companys property and land estates, such as nuisance, noise, vegetation and boundary issues.

Our ideal candidate

We are looking for someone who can demonstrate competence and experience in common forms of land rights and agreements, including freehold, leases, easements and wayleaves.

You will be able to communicate well verbally and in writing with stakeholders at all levels and good numeracy and IT skills.

Has demonstrable experience in advising on and negotiating land rights and agreements, and in instructing and implementing external legal advice as well as experience of creating value from land assets, especially brownfield land.
