Job Purpose
Due to an increased workload and expanding portfolio with our regular client base, we are looking for a Project Manager to work as part of a small team based in our Sunderland office, on our innovative and bespoke projects across the world. This is a client facing role requiring a visible leadership presence on site, with an appropriate command of the details of the projects in build.
The successful applicant will support the corporate objectives of the Company by working effectively as part of the senior management team and taking a "whole company" perspective to managing issues. This is a full time, permanent position with a competitive salary; working Monday to Thursday 7.30am - 4.30pm and Friday 7.30am - 3.30pm with a competitive salary. Principal Duties & Responsibilities
The successful candidate will integrate quickly with an established team and have a strong ability to lead project designs from concept to completion; demonstrate sound technical and administrative skills. They will:
Concept Design
The main purpose of the role is to ensure timely delivery of complete, cost effective, and innovative designs in the cinema industry with high quality architectural detailing and ensuring the quality of architectural information provided both internally and externally is of the highest standards.
Uphold and manage a multi-facetted and flexible approach across the Eomac portfolio with management oversight for all phases of multiple projects across sites at any one time producing a high standard design; efficiently, safely and professionally; within set budgets and agreed timescales and ensuring highest levels of customer engagement and satisfaction.
Co-ordinate and supervise the design process from the initial concept in a timely and cost-effective manner; oversee the organization, planning, scheduling and implementation of projects.
Undertake pre construction cinema inspections and surveys, establish conditions and recommend remedial action.
Interpret client designs from inception to completion.
Demonstrate an experience of multi trade major construction projects from inception through to completion ideally within leisure, office or mixed-use public sectors.
Meet with other multi-disciplinary professionals and clients at an early stage to agree project expectations.
Estimating, Bidding and Commercial Viability of the Design
Prepare estimates of materials and labour for quotation purposes and use throughout the construction phase.
Implement recognized project control techniques including value and risk management processes.
Pre Construction Design Co-ordination
Play an active leadership role in ensuring the Design & Project Management functions are streamlined, and that the respective teams carry out their work to the highest standards of quality, cost effectiveness, timeliness and safety; build effective teamwork and improve overall company performance.
Manage the interface between design and construction teams during the pre-construction phase, ensuring all key requirements are met and robust arrangements for delivery are in place.
Lead on pre-construction activities to deliver high quality projects, ensure value for money, innovative design implementation and interpretation of detailed specifications.
Provide problem-solving, quality assurance and risk management support at a senior level.
Design Oversight, Quality and Compliance Management during the construction phase.
Work and negotiate with project stakeholders in managing design schedules of work and delegate tasks within the design team, to ensure that each phase of the design is completed as planned and that the impact of project activities is regularly evaluated.
Monitor and inspect on site design interpretation regularly to ensure that all quality control procedures are being adhered to and that the highest standards of build are being achieved.
Manage and report upon architectural requirements and provide continued support in project design and the management of pre and post contract activities (including dealing with Contractors).
Deal with daily site Technical Queries and co-ordinate with our in-house Project Management team throughout entire life cycle of projects.
Identify in advance a Schedule of Information required to meet the build programme.
Generate and issue regular internal and external project reporting.
Communication, Liaison & External Relations
Meet with other professionals and clients at an early stage to agree design parameters, interpret design briefs, sketches, models and be able to follow a design project from inception to completion.
Communicate effectively and openly with internal and external stakeholders, working closely with architects, quantity surveyors, engineers, manufacturers and suppliers.
The ability to make decisions and attend face to face and online client meetings, requiring organisation, confidence and a professional demeanour at all times.
Be able to clearly report and present to stakeholders with strong verbal and written communication skills.
Desired Skills & Experience
The successful candidate will possess excellent knowledge and experience of all design management concepts and the experience, skills and abilities to execute these processes within a construction development context, including:
The successful candidate will possess excellent knowledge and experience of design and the experience and skills to execute these processes within a cinema/leisure development context
The successful candidate will have desirable experience and be fully conversant with the Building Safety Act, UK Building Regulations and relevant Codes of Practice; knowledge of the Construction (Design & Management) Regulations.
The successful candidate will have excellent design IT skills and fully conversant with Microsoft Office, Project, AutoCAD, Revit, SketchUp and other software and possess experience in planning, organising and prioritising their own workload.
Preferably applicants will hold a first degree or equivalent related to project management related qualification or suitable prior industry experience.
Preferably applicants will hold (or be seeking) professional qualification to CIAT, CIOB or RIBA standards and will hold a first degree or equivalent related to design.
Innovative and adaptable to change with a professional and dedicated attitude.
Ability to work and travel flexibly with strong organizational skills to manage workload.
Experience of leisure and retail sectors is desirable.
