Position Overview:


Experienced Estimator/Quantity Surveyor required to quote for all building and repair work for both internal and external works, ensuring that the jobs are accurately quoted for both materials and labour. The candidate must be able to manage a small group of employed maintenance staff and subcontractors. Knowledge of Housing Health & Safety Rating System and Building Regulations is required.

Key Responsibilities:



Conduct thorough on-site evaluations of residential properties to ascertain maintenance requirements and/or project specifications. Collaborate closely with, and schedule jobs for a team of multiskilled professional maintenance staff to ensure maximum workforce efficiency. Prepare cost estimates encompassing labour, materials, subcontractor services, and overheads using established costing methods. Utilise industry-standard estimating software and tools to ensure consistency and accuracy in estimates, aligning with prevailing market rates in the local area. Present larger project estimates to clients in a clear and professional manner, addressing any questions or concerns they may have with confidence and clarity. Monitor and track project costs throughout each project's lifecycle, identifying discrepancies and proactively resolving issues as they arise. Inspect & check contractors work to ensure works are at the correct standard, prior to invoices being authorised for payment. Liaise with suppliers to ensure we are receiving the best trade prices and terms. Stay abreast of industry trends, market dynamics, and pricing fluctuations to adjust estimates accordingly, ensuring competitiveness and profitability. Previous experience as a working tradesman would be advantageous.

Qualifications:



A degree or similar qualification in construction management, or a related field is advantageous. Proven track record as an estimator within the residential construction or property maintenance sector, preferably in the English market. Sound knowledge and experience of local residential construction methods, materials, and building regulations. Strong leadership and management skills. Proficiency in relevant estimating software and tools. Numerical proficiency and analytical skills. Excellent communication and interpersonal abilities, fostering professional interactions with clients, contractors, and colleagues. Strong problem-solving aptitude and the ability to work autonomously or collaboratively within a dynamic environment. Possession of a valid driving licence. Access to reliable transportation for site visits can be provided or own vehicle can be used and mileage paid.
