About Us

Sandbrick Developments Ltd is a London-based design & build contractor working on residential and commercial refurbishments, conversions, and new builds. We're expanding and need an experienced freelance Quantity Surveyor to prepare comprehensive trade packages for subcontractor pricing.

Role Overview

We'll provide full architectural, structural, and M&E drawings, along with any specifications and design notes.

Your job will be to:

Review drawings and scope.

Break the project into trade-by-trade tender packages (e.g. groundworks, brickwork, carpentry, roofing, M&E, finishes, etc.).

Create clear, quantified and coordinated scope documents for each trade.

Prepare tender sheets and pricing schedules (Excel/Word/PDF).

Issue final packages back to us ready to send to subcontractors.

You'll essentially handle everything between drawings and subcontractor tendering -- ensuring each trade's package is complete, measurable, and unambiguous.

Your Deliverables (Per Project)

Trade breakdown list

Scope of works per trade (inclusions, exclusions, drawing references)

Quantified take-offs or approximate quantities

Tender return sheets (Excel) for subcontractors

Drawing and specification reference schedule

Optional: Tender comparison summary (if we request post-return analysis)

Requirements

5+ years UK experience as a QS / Estimator on residential or mixed-use projects.

Proficiency with Bluebeam, Planswift, or similar take-off tools.

Strong understanding of trade sequencing and site practicality.

Clear written communication and accurate scoping.

Able to work independently and deliver to agreed timelines.

Familiar with NRM2 / BCIS and UK building regulations.

Typical Projects

House extensions & loft conversions (50k-300k)

Full refurbishments & fit-outs (100k-500k)

Small new builds / conversions (300k-800k)

Payment

Paid per project.

Initial test project available immediately (Conversion of Office Space into 5 flats)

Longer-term relationship expected if quality and turnaround are good.
