The Role
We're hiring a proactive, people-focused Lettings Negotiator to support our growing residential portfolio across Denbighshire and Conwy. You'll handle day?to?day lettings activity from listing and enquiry handling through to viewings, offers and move?ins, while keeping compliance tight and service standards high. You'll be office?based in Denbigh with daily local travel for viewings and inspections.
Key Responsibilities
Manage enquiries, qualify applicants, book and conduct viewings; provide timely, professional feedback.
List new instructions: gather details, prepare descriptions/photos, upload to portals and our channels.
Negotiate offers, progress tenancies and coordinate move?ins, including references and right?to?rent checks.
Administer tenancy paperwork: ASTs, deposit registration, prescribed information and onboarding packs.
Maintain compliance: support Rent Smart Wales licensing obligations, safety certificates and EPC requirements.
Coordinate routine inspections, check?ins/check?outs and basic maintenance reporting with contractors.
Track and update CRM records, templates and checklists; keep files audit?ready.
Support rent collection processes and basic arrears follow?up in line with policy.
Represent the brand professionally with landlords, tenants, contractors and community partners.
About You
Experience in residential lettings or estate agency (ideally 1-3+ years in a negotiator or coordinator role).
Organised, clear communicator, calm under pressure; confident on the phone and in person.
Strong attention to detail with tidy documentation and follow?through.
Working knowledge of lettings processes and UK compliance; familiarity with Rent Smart Wales is advantageous.
Comfortable using CRM/software tools and MS Office; ability to learn new systems quickly.
Full UK driving licence and access to a vehicle for local appointments.
Positive, customer-led attitude with a practical approach to problem solving.
Qualifications Centered around Lettings or Sales Negotiation.
