Please note this role covers two sites: Gresley House is the base home and there will be a requirement to travel to our sister home The Chestnuts, Coalville 1 or 2 days per week (mileage will be paid).

Be 'on call' for advice / action in any emergencies which may arise out of hours. Overtime paid for any emergency work done over weekend.
Purpose of Job:
To undertake day to day maintenance on the building and grounds to ensure a high standard of general maintenance and decor within the care home and external grounds, as directed by the home manager.
Skills, Knowledge, Qualifications:
Proven knowledge and experience of professional maintenance.
Good communication skills, team player
Clean driving licence with use of car or similar vehicle
Willingness to participate in training courses and online training
Satisfactory DBS check
Ability to work on own initiative to prioritise workload
Knowledge of current Health and Safety regulations

Liaise with the Home Manager and team regarding maintenance work to be carried out.
Ensure the home internally and externally is kept to a high standard of repair.
Ensure the security of the home is maintained at all times.
Adhere to all company policies and procedures within the defined timescales.
Promote and ensure the good reputation of the Care Home and Tynefield Care Ltd.
Ensure confidentiality is maintained at all times, that all information of a confidential nature gained in the course of duty is not divulged to third parties.
Promote safe working practice in the care home.
Understand and ensure the implementation of the Care Homes Health & Safety policy and Emergency and Fire procedures.
Facilitate all visits to home from contractors and external maintenance staff and inform the Home Manager or Person in Charge of their visit. Ensuring the visit is conducted in an appropriate manner and in line with the Health and Safety Policy.
General Maintenance:
General maintenance tasks to include minor electrical, plumbing and joinery tasks.
Painting and decorating from touching up of existing decoration to full redecoration of rooms and communal to maintain a high standard of the home.
Repair, fitting and laying of flooring.
Repair and or fitting of fixtures and fittings around the home as needed. e.g. fitting curtain poles, shelves, repairing furniture and assembling flat-pack furniture, installing TV and sound system brackets
To have an understanding of central heating systems and hot and cold water system in order to troubleshoot issues as they may arise.
To ensure the maintenance of the home's exterior, including waste storage area, signage, lighting is kept in a safe, clean and tidy manner.
Test and record water temperatures to control risk of Legionella as specified in company procedures.
Upkeep of maintenance documentation and files. Keep a maintenance book in which requests are recorded by staff members. Use this book daily to affect repairs / replacements.
Undertake preventative maintenance and identifying when items need upgrading or replacing
Ensuring all rooms are well maintained and fully equipped.
Completing scheduled maintenance tasks within set timeframes.
Liaising with contractors to ensure that projects are completed on time and to a high standard.
Ensure that all existing stocks are kept in a safe and tidy environment and reorder as and when required.
Potential Repair Tasks:
Provide reports and information on larger maintenance that may be required
Report any known defect to appliances, furniture equipment to the Home Manger to gain advice on course of action.
Where a 'fault' cannot be rectified, liaise with Home Manger or Person in charge as soon as possible to reduce potential disruption to service.
Equipment Maintenance:
To ensure all electrical tools are used in accordance with the manufacturer's instructions and using a circuit breaker
To ensure tools are kept in perfect working condition and those in need of repair are brought to the attention of the home manager
To ensure that any chemicals (insecticides, weed killers, fertilisers etc.) are used and stored safely, giving due regard to the safety needs of the residents.
Conducting preventative maintenance and identifying when items need upgrading or replacing.
Where appropriate inspecting, fixing, and maintaining equipment and machinery.
To troubleshoot and resolve problems with appliances i.e., laundry, kitchen, servery.

Following company procedure test the alarm system weekly and log results. Check call points, fire exits, door retaining devices and emergency lighting.
Ensure all ventilation and lighting is kept clean and in working order. Replace any defective light bulbs / diffusers.
Garden Maintenance
To ensure gardens and grounds are maintained to a high standard at all times
To ensure lawns are regularly cut and edges maintained
To prepare flowerbeds according to the annual season and weed them as necessary
To possess a good knowledge of plants and shrubs, including their uses and dangers
To ensure paths are clean and safe to use
To ensure all hedges, trees and shrubs are regularly pruned and treated as necessary
To plan the content of the garden in consultation with the home manager
To agree overall maintenance of garden planning with the home manager.
Residents:
To provide excellent customer service to residents.
To ensure residents' choices are encouraged in the decoration of their bedrooms and communal areas
To ensure residents' dignity and privacy is respected at all times.
To ensure all tools and equipment are not left unsupervised when in use and stored safely when not in use.
Staff/Team Development:
To work well within the maintenance and wider team.
Carry out fire instruction, once competent for all new staff.
Carry out regular fire drills with the Person in Charge.
To attend and contribute positively to team meetings on a regular basis
To be responsible for your own personal development through regular supervision, effective learning and appraisal
To make recommendations for change and improvement
To attend in-service training courses and seminars and complete online training.
To undertake regular supervision and appraisal sessions with the home manager.
Carry out any other tasks that may reasonably be assigned to you.
