MAIN PURPOSE

Brainkind operates nationally, with over 50 registered services and nearer to 100 buildings, given the number of properties the role of Head of Estates is therefore key to the organisation.



The role will therefore provide strategic leadership to the estates function, taking overall responsibility for the development of our property portfolio and day to day property management in line with Brainkind's overall strategy, vision and values.



Ensure that all properties are safe, secure and compliant with all relevant regulations. Ensuring all regulatory actions are completed within the appropriate timescale and any property associated risks are minimised and mitigated in as much as is possible.



Drive continuous improvements and best practice across our properties, partnering with and working closely with key stakeholders to ensure this happens.



Develop a deliverable Estates strategy aligning it to Brainkind's overall corporate strategy. This will include leading on the development of a forward property maintenance plan, utilising stock condition surveys, asset surveys, your own knowledge and that of the team to develop a structured and sustainable property maintenance plan.



Take responsibility for the scope, design, delivery and successful completion of any new developments, acquisitions, refurbishments and other property capital projects from a building and facilities perspective. To develop strong partnering relationships with third party contractors, where appropriate, to ensure all projects are completed on time, within budget and to a suitable standard.



To take overall responsibility for the property capital budget and the repairs and maintenance budget ensuring actual spend remains within budget, whilst making sure all prioritised and planned work is delivered.



Develop strong and flexible relationships with third parties that ensures all work completed is to a suitable standard, on time and is value for money.



Lead and develop the estates team to ensure it is fit for purpose for the future given Brainkind's strategic ambitions. Ensuring the team are suitably skilled and qualified to be seen as subject matter experts, partnering with the business to be able to provide a quality service that meets the expectations of operations and all other stakeholders.



MAIN TASKS AND RESPONSIBILITIES

Provide property expertise and guidance to the leadership team, updating them on key developments, risks and opportunities as needed. Contribute to the business planning process, and lead on the development of relevant business and strategic plans for the estates function, preparing papers, presentations, and board reports as needed. To monitor compliance and standards of the PPM suppliers and manage regional maintenance suppliers. Manage the preparation of risk assessments, method statements, pre-contract information and construction phase plans under Construction (Design and Management) regulations. Manage tender processes, contract administration and building project supervision. Select, appoint and manage external consultants, as appropriate. Working with consultants, prepare and submit planning and building regulation applications, designs and engineering solutions, as needed. Provide expertise in environmental issues from a building and land management perspective.

About You

Wide range of experience of working at a senior level in an estates role, ideally with previous experience of working at a Head of Estates, or similar, within a healthcare or social care organisation with a large number of properties. Evidence of post qualifying and continuing professional development. Member of relevant professional body. Sound knowledge, backed up with relevant experience, of energy management, carbon reduction and environmental issues. In depth knowledge of varying types of construction, engineering systems and differing age of estate infrastructure. Experience at a senior level of Estates and/or Facilities functions within the healthcare sector, or other similar large complex multidisciplinary organisations. Experience of demonstrating sound financial control, quality and budget management in a complex dynamic and multidisciplinary environment. Extensive experience in business planning and developing business cases for property projects. In depth knowledge of contract principles including administration of different forms of contracts, such as the JCT and NEC suite of contracts. Working knowledge of the BREAM environmental assessment process. Extensive knowledge, gained through both training and experience, of the requirements for the safe management of fire safety in Healthcare premises. In-depth knowledge and/or experience of the majority of the following areas: Fire Safety Management, Water Safety Management LV electrical systems, Heating systems, Healthcare Construction, Contract Management, Project Management, Building Management. Able to lead and guide the estates team, as well as third party specialists, where needed, to deliver successful outcomes for Brainkind. Ability to work with and interpret CAD and other technical design drawing. Experience of presenting complex estates issues in a way they are understood by all stakeholders and appropriate decisions are made on these. Able to meet the travelling requirements of the role, with some overnight stays. Full Driving License.
