Key Responsibilities



As the Perspective Group executes plans to expand our team, we are looking for an ambitious, systems-savvy, and personable leader to manage and grow a well-established, experienced valuations team.

As the Head of Valuations at Property Perspective, you will play a crucial role in assessing and valuing properties, primarily in the North West region. There may be occasions when you are required to travel further to meet business needs. Your responsibilities will involve utilising your expertise in valuing houses, with a particular emphasis on Part Exchange and Agency Assist schemes.

You will be required to be in the office (Altrincham) when not at appointments to complete the report-writing and relationship-building aspects of the role. However, we anticipate this role will become more field-based and autonomous as your experience and expertise grow.

Management Responsibilities



Develop procedures and standards in line with new technology and practices. Provide leadership, support, and day-to-day management to a small team of valuers. Shadow team members on valuations regularly to maintain company standards (national travel required). Organise the team and attend in-person onsite sales events on weekends to build relationships with developer clients. Take a practical approach to recruitment, developing a network, and succession planning within the team. Management of regular property inspections, maintaining standards, and adhering to company and insurance stipulations. Regular monthly meeting with the team to build standards, update on company news, and create a platform for new ideas and excellence. Ensure the team consistently delivers high-quality valuations aligned with company standards and client expectations. Liaise with clients and complete New Home Marketing Reports, Sales Details, and Photography in addition to valuations. Conduct regular one-to-ones and provide coaching and feedback to support individual performance and development. Take ownership of weekly planning and workload management to ensure appointments, report-writing, and client communication are delivered efficiently across the team. Present team figures at Monday morning management meetings, reporting on current stock, upcoming appointments, completed valuations, volume of instructions, and any operational challenges or opportunities. Collaborate with the Account Director and wider leadership team to identify process improvements and ensure seamless working across departments. Monitor team KPIs and contribute to performance reviews, recognising achievements and addressing underperformance as required.

Valuer Responsibilities



Conduct property inspections on pre-valued properties (stock), producing recommendations to improve the likelihood of a successful sale. Conduct property valuations: accurately assess and value properties, considering factors such as location, condition, market trends, and comparable sales data. Prepare sales details, brochures, energy certificates, and all other information needed to accurately promote the property. Learn and adhere to Part Exchange and Agency Assist schemes to effectively evaluate properties involved in these schemes. Manage positive relationships with vendors, developers, internal Property Perspective account managers, and external estate agents to ensure a seamless and speedy sale process. Clearly explain all advantages of the Part Exchange and Agency Assist model to customers, including the nuances of each developer's offering. Work with the Valuations Director, developers, and vendors to reach a valuation that will result in the sale of the property, allowing the occupant to complete their move into a new build home. Travel to various locations within the North West region and potentially beyond to conduct valuations, ensuring efficient time management and adherence to schedules. Prepare detailed valuation reports, including property descriptions, market analysis, and recommended valuation figures, ensuring accuracy and compliance with company standards. Work with internal Property Perspective teams to provide professional and informative feedback regarding property valuations and market conditions. Work with Mortgage Perspective to accurately produce timely lending information, ensuring seamless progress through the buying process.

What We Offer

Salary:

circa 40,000

OTE:

40,000 - 60,000 (bonus based on personal valuations to sales and team conversions, TBC)
